Looking for a Private Back Yard? A 3-Bedroom Townhouse at 3350 N. Racine in Lakeview

This 3-bedroom townhouse in the Victorian Place at 3350 N. Racine in Lakeview came on the market in February 2020.

Built in 1989, Victorian Place has 21 townhouses with attached garages.

This is an end-unit.

The main floor has a family room/third bedroom and half bath. The family room has a built-in Murphy bed.

The second floor has an open concept living/dining room and kitchen.

The kitchen appears to have maple cabinets, granite counter tops and stainless steel appliances, along with a window over the sink.

There are 2 bedrooms on the third floor, both with en suite baths.

It appears that the master bedroom has a turret with a high ceiling.

It has central air and a 1-car attached garage.

But the big selling feature, post COVID-19 lockdown, is the fully enclosed private yard with both a fence and landscaping keeping it private.

Listed in February 2020 at $665,000, it has been reduced $30,000 to $635,000.

How big is the demand for a true backyard in the city right now?

Joe Wright Real Estate has the listing. See the pictures here.

  1. As shown, I think its a 2BR (They make a comment about framing in the Family room). If you need a 3rd BR, this place is going to feel tiny

Think the owners are still pretty aggressive I don’t see this going for anything over $575k

  2. Agree with JohnnyU on this one. Overpriced, especially considering the economy’s shape.

And you’d probably cut off the best access to the pretty decent patio and yard.

It’s a nice 2-bed + den townhouse, largely bc of the yard. Here’s another 2+den, also in Hamilton a-a:

  4. And then a reasonably nearby true 3 bed–but it’s on 4 levels, and could use another at least half bath:

  5. I have never seen such a great yard in this neighborhood at this price point.

Someone will be willing to pay a premium for it, particularly after living through shelter-in-place.

  6. @Sabrina,

This property was just reduced and has an amazing outdoor space — could be good for a post:

  7. I walked by this today and the yard really isn’t that big. It’s also on the side, not the back. The opposite side of that fence is Racine. Not sure if it’s just the angle of the pictures or what, but the bushes seem way more lush than they did in person. Could easily see through them from the street (and I didn’t stop, I didn’t realize it was the listed unit until I was past the yard, I thought it was one of the other ones with the yard in the back.

  8. There used to be a gas station on this property when I was a kid in the late 70’s / early 80’s. Before that the Milwaukee Road tracks ran right through this development. I think that ended in ’73.

Across the street (now townhomes) was a factory that built football helmets if I recall correctly.

These are looking pretty decent compared to lakeview split face crap shacks of the aughts (and 20s!!)
