This 3-bedroom duplex down at 1803 W. Thomas in the East Village neighborhood of West Town recently came on the market.

It last sold less than 2 years ago, in January 2010.

It is a rare 3 bedroom that also has 3 baths (which have heated floors).

2 of the bedrooms are on the main level with the third in the lower level along with the family room.

The main level has 10 foot ceilings and hardwood floors.

The kitchen has cherry cabinets, stainless steel appliances and a large island with granite counter tops.

The unit has central air, in-unit washer/dryer and parking is included. There is also a common roof top deck.

This unit was originally listed in early October for $549,900 and has been reduced $14,900.

But this is still $83,000 over the 2010 purchase price.

I couldn’t find any indication that the unit was renovated in between the two sales. Will this property command a premium over the 2010 price?

The Theurrer-Wrigley House at 2466 N. Lakeview in Lincoln Park just came on the market.

Located directly on Lincoln Park on the corner of Lakeview and Arlington, the mansion was built in 1894 for brewery baron Joseph Theurer in the Italian Renaissance style.

According to Wikipedia, he sold it to the Wrigley family in 1911 but they largely abandoned the property in the 1930s. Apparently, during the Great Depression, according to Wikipedia, many mansions became subject to burglaries and kidnapings, such as that of the Lindbergh baby.

It was listed on the National Register of Historic Places in 1980.

The house last sold in 2004 for $9 million.

It has much of the features of a mansion built in 1894 including original cherry and mahoghany wood paneling and staircases. It has crown molding and 5 fireplaces.

The main house has 9-bedrooms in 15,000 square feet. 5 of the bedrooms are on the second floor, three are on the third and one is in the lower level.

There is also a coach house on the 85×120 property with 5-car parking.

There is only one picture of the kitchen which shows cherry looking cabinets and stone counter tops (marble?) and just one picture of a vintage bathroom with a white clawfoot tub. It also appears there may be no central air (just window units.)

The house is in foreclosure proceedings with a lis pendens foreclosure filed in May 2011. That usually means anywhere from 18 months to 2 years before the bank takes possession.

Is there any market for this house?

The upper bracket has been more active in 2011 with several houses selling for over $4 million.

At that time, the house had been reduced from $2.5 million to $1.999 million.

Many of you liked the house except for the fact that it was on an alley- that was also backed up to by restaurants with their dumpsters.

Some of you guessed it would sell at $1.8 million except for JJJ who guessed the correct sales price of $1.65 million.

Built on an oversized 35.8×124 lot, it had 4 bedrooms on the second floor, 1 bedroom on the third floor and 1 bedroom in the lower level.

All bedrooms had ensuite baths.

It had 4 terraces and a 3 car garage.

The kitchen had white cabinets and granite counter tops with stainless steel appliances.

The house had details expected at the luxury level including crown molding, built-ins and wainscotting. There was also a lower level family room and media room.

Why do developers continue to build $1 million+ single family homes in Lakeview and North Center?

Because they aren’t having any trouble selling them.

5 months later, it is still available and has been reduced another $26,000. If you include the parking, it is now listed $96,100 under the 2007 purchase price.

This unit appears to meet the “unicorn criteria” put together by anonny for units in East Lincoln Park.

The south facing duplex has both bedrooms on the second floor reached by a spiral staircase.

The kitchen has cherry cabinets, stainless steel appliances, and granite counter tops.

The bathrooms are marble and there are hardwood floors throughout.

The unit also has a private terrace, central air, washer/dryer in the unit and parking is available for $30,000 extra.

Back in June, some of you thought it would sell within 5% of that list price which was $399,000 but others thought $360k- $370k was more likely.

We’re at the later price now and still no sale.

The oak herringbone floors are among the only original features remaining.

The unit recently sold for just $192,000.

If you recall, the unit was just 1008 square feet. But it had 2 bedrooms and 2 full baths.

From the pictures, it appeared that the kitchen and bathrooms were intact.

The kitchen had cherry cabinets, granite counter tops and stainless steel appliances.

The unit, which was built in 2006, had central air, washer/dryer in the unit and parking included.

The listing indicated that it had to be a cash only transaction.

If you recall, this was the house where the agent was running a contest to guess the price.

Many of you submitted your “guesses” right here on Crib Chatter but we now know that nearly all of you were actually too high.  You would have “overbid” as the Price Is Right rules go.

 Bob, however, was among the lowest guessers as he used the case shiller index to guess that it would sell for $613,400.

After several reductions, the house is now listed at $649,900.

The house has an interesting past.  It was formerly owned by David Draiman, lead singler for the band Disturbed (the original listing had a reference to “rock and roll”.)

It has soaring ceilings in the living room and skylights.

2 out of the 3 bedrooms are on the second floor with the master bedroom on the third level.
