From a List of $800,000 Now Down to $545,000: 5919 N. Forest Glen in Sauganash

We’ve chattered about this 5-bedroom tudor at 5919 N. Forest Glen in Sauganash several times over the past 6 months.

In July, with the house listed at $675,000, the “possessed” homedelete thought this would never sell under $600,000.

But he was wrong, as this house has been reduced further to $545,000.

If you recall, it was built in 1930 on a 40×125 lot.

The house has many of its vintage features intact.

The living room has a hand hewed beamed cathedral ceiling with the original hand carved floor to ceiling wood fireplace mantle.

In the living room, there is also a unique 6 foot hand carved chandelier.

The kitchen has been updated with stainless steel appliances, what look to be stone counter tops and an eat-in breakfast nook as well as a kitchen island.

2 of the 5 bedrooms are on the second floor, 2 are on the main floor and one is in the basement along with the family room.

The house has central air and a 2-car garage.

3-Bedroom Lincoln Park Loft Sells for $6500 Under the 2003 Price: 1735 W. Diversey

We last chattered about this 3-bedroom loft at the Regal Lofts at 1735 W. Diversey in Lincoln Park in July 2011.

Many of you liked the floorplan and loft features but several of you thought the kitchen and baths were dated.

You also didn’t like the Diversey location- with some of you mocking the location as not being “true” Lincoln Park.

After another $10,000 price reduction to $379,000, the loft sold in September 2011 for $372,500, or $6500 under the 2003 price.

If you recall the loft had 10.5 foot beamed ceilings and columns made from 100-year old Wisconsin timber.

It was the only loft on the market in the building at that time with the beamed ceilings still intact.

The northeast corner unit also had plenty of exposed brick.

The unit also had full ceilings heights on the bedrooms which is rare in most lofts.

The loft had an open kitchen with white appliances and what looked like stone counter tops of some kind.

It also had the amenities buyers are looking for including central air, washer/dryer in the unit and an added bonus of a 2-car tandem parking space included in the price.

Did someone get a deal or is this just the going rate for 3-bedroom lofts in West Lincoln Park now?

Market Conditions: Sign(s) of the Times and the “Starbucks Generation”

This picture was taken on Lincoln Avenue in Lincoln Park over the weekend.

I was struck by the sheer number of for sale signs all in a row.

Will we be seeing scenes like this all winter long?

And on a different topic- but in an area we have chattered about before- why DO people choose to live in Chicago?

Is it just like Cincinnati or St. Louis only just more expensive and with a Lake?

Billy Corgan, of Smashing Pumpkins fame, who, if you’ll recall, is trying to sell his Gold Coast vintage 2-bedroom, believes that the boom stripped Chicago of its character.

From a recent interview in the Red Eye:

Do you still feel the same connection to Chicago you did in the past?

No. I think we had a massive influx of yuppie types—the Starbucks generation—that really changed the complexion of the city, in my eyes, for the worse, because they had no connection to the local culture. It’s a homogenous class that might as well be living in Charlotte or Indianapolis.

Are there still places you can go that have that same energy you remember from the past?

Oh, of course. You still run into a lot of the people who are salt-of-the-earth.

Where in particular do you go when you’re looking for that taste of home?

There’s nothing like being in the city and seeing the hot dog stand on the corner. You know it’s gonna be good, so you go in and the guy behind the counter recognizes you and the next thing you know you’re talking about the Bears. I still have that, but I still feel over the last 10 years we’ve lost something that’s not going to be easy to get back.

Is he right? Is Chicago now a homogenous place?

Priced at $262,000 it has since been reduced to $219,900.

The corner unit has hardwood floors in the main living space.

From the pictures, it appears the kitchen is intact and has stainless steel appliances and granite counter tops with white cabinets.

While there is central air, there is no in-unit washer/dryer and parking is leased in the building.

Before you all argue that the assessments are too high (at $1025 a month) for a sale even at $219,900, Unit #1502, which is just 3 floors above this one and had similar finishes, sold in August for $220,000.

It can be purchased for as little as 3% down.

The listing says the living area has been “opened up.”

The kitchen has maple cabinets and wood counter tops alongside stainless steel appliances.

The listing says all the baths have been “redone”.

All 3 bedrooms are on the second level.

There doesn’t appear to be a basement.

The house does have central air and a 2-car garage.

Is this a good starter house for the neighborhood?

We’ve chattered about 1 and 2-bedroom units in the complex of buildings at 1148 W. Roscoe in Lakeview before.

Originally sold as condos in 2005, the units had new kitchens and baths, hardwood floors, central air, washer/dryers in the units and parking.

This first floor 1-bedroom, Unit #1E, has been on the market since May 2011 and has been reduced $41,000 to $199,000.

It is now listed about 30% under its 2005 purchase price of $282,500.

The kitchen has cherry cabinets, stainless steel appliances and granite counter tops.

At 992 square feet, there are hardwood floors and a small outdoor patio.

But if you think the 2005 price was just bubble pricing, as Bob pointed out, we chattered about another first floor unit, #1W, in this building back in 2009.

That unit, with similar finishes and amenities, re-sold in May 2009 for $22,000 under the 2005 purchase price or $271,000.
