It is listed $190,600 under the 2009 purchase price of $1,260,500 (if you include 2 parking spaces.)

At 1892 square feet, it has a private entrance with lake, city and Grant Park views.

The kitchen has cherry cabinets, granite counter tops and stainless steel appliances by Subzero, Wolf and Bosch.

The listing says there are too many upgrades to mention them all.

This is listed $50,000 UNDER the unit directly below it, Unit #6002, which is also on the market and has similar finishes.

 Of course, that unit isn’t the penthouse either.

Given the other units for sale in the building (including the one directly below it), is this a deal?

There is no deeded parking however. It is rental in the neighborhood.

There are only 8 units in the building.

The listing says, “DUE TO RARE TYPE OF BUILDING/UNIT – EXPECT TO GO FAST.”

The listing says there is a $20,000 credit for a close before July 15, 2011.

Do these kind of incentive credits make a difference in today’s market?

In that time it has been reduced $50,000.

This vintage 1-bedroom at 546 W. Brompton in Lakeview recently came on the market.

It has some unique features including a 2-story living room with a beamed ceiling and lofted extra room which could be used as an office, guest room, or den.

The unit also has a separate dining room.

Like a lot of vintage buildings, however, it is lacking central air and an in-unit washer/dryer and it has no deeded parking.

But it does have a fireplace mantel usually found in mansions (the fireplace is decorative only.)

There are no pictures of the kitchen but you can see a white refrigerator and wood cabinets in the kitchen in one of the dining room pictures.

Less than a month ago, we chattered about whether or not vintage was “out” as this 3-bedroom at 434 W. Oakdale in East Lakeview simply wasn’t selling.

Since that time, it has been reduced another $75,000.

Yes, it is a short sale.

It also has some new pictures (without any furniture) – as some of you complained about the furniture in one of the prior chatters.

The window treatments (that you also complained about) also look to be gone.

The mint green kitchen cabinets have been painted white.

There are still no pictures of the bathrooms, so I’m assuming those are the same as the original listing (and comments which described them as needing updating.)

Even the agent conceded that the kitchen/bathrooms need updating.

Some of you who said you were in this unit believed it would need $150k-$200k worth of updating.

But the unit has good vintage bones, including a beamed dining room ceiling.  

And the property is still 2300 square feet with central air, washer/dryer in the unit and covered parking in East Lakeview.

At what price will a buyer take a chance on this unit?

Will it sell under the 1996 purchase price?

It has a separate dining room.

The kitchen has been updated with 42 inch maple cabinets, granite counter tops and stainless steel appliances.

However, the unit does not have an in-unit washer/dryer, central air or deeded parking (it is rental in the neighborhood.)

The listing says it is in the Lincoln school district.
