Bank Owned 2-Bedroom in The Brewster Sells: 2800 N. Pine Grove in Lakeview

We last chattered about this bank owned 2-bedroom in the historic Brewster building at 2800 N. Pine Grove in Lakeview in February 2011.

2800-n-pine-grove-approved.jpg

See our February 2011 chatter here.

Even at $68,000 under the 2007 purchase price, not many of you thought it was much of a deal given that it was only 650 square feet.

Only Laura thought it would sell for around the list.

And she was right.

It was listed for $129,900 in February and sold for $131,000.

If you remember, it had no central air, no in-unit washer/dryer and no deeded parking.

But the kitchen and bathroom appeared intact.

The kitchen had 42 inch maple cabinets, stainless steel appliances and granite counter tops.

The unit also had an eastern exposure and exposed brick walls.

Gaspar Flores at Su Familia Real Estate had the listing.

3-Bedroom Duplex Down in Lakeview Sells for $77K Under the 2005 Price: 3251 N. Racine

We chattered about this 3-bedroom duplex down at 3251 N. Racine several times in the last year.

3251-n-racine-approved.jpg

See our December 2010 chatter here.

In our last chatter, there really weren’t many guesses as to what this property might sell at- but it was guessed it would be under the last nearby comp on Seminary of $415,000.

The unit just closed at $407,900.

If you recall, the kitchen had 42 inch maple cabinets, stainless steel appliances and granite counter tops.

2 out of the 3 bedrooms were on the main floor, with the third in the lower level.

It had the things buyers look for such as central air, washer/dryer in the unit and deeded parking.

The kitchen has cherry cabinets, and Dacor and Bosch stainless steel appliances along with granite counter tops.

The master bathroom is marble and the shower has body sprays.

2 1/2 Years Later, This Vintage 2-Bedroom Returns to the Market: 257 E. Delaware in the Gold Coast

We last chattered about this 2-bedroom in the small vintage building at 257 E. Delaware in the Gold Coast in December 2008 when it was bank owned.

257-e-delaware.jpg

See our December 2008 chatter here.

At that time, Laura thought it would sell between $300k and $350k.

It ended up selling for $375,000 just a month later.

Built in 1926, in a building with just 21 units, it has returned to the market and has many of the same vintage features as the prior listing.

If you recall, much of the wood paneling is still intact, including in the hallways, the dining room and a completely paneled second bedroom.

The kitchen even appears to have knotty pine cabinets. It also has stainless steel appliances.

There are 10 foot ceilings and herringbone floors.

The 2 fireplaces are decorative.

While there is no central air or deeded parking, there appears to be a washer/dryer in the unit.

The unit also may still have the rather unique second 1/2 bath (featured in the 2008 listing- but not present in any of the pictures this go around. Does it still look like this?)

Listed at $114,000 more than the January 2009 sale, will this unit command a premium to its 2009 price?
