We chattered about this 2-bedroom three story Gold Coast townhouse at 820 N. Dearborn in 2009.

Back in 2009, it was bank owned and sat on the market for 7 months before finally selling in November 2009. Many of you thought it wouldn’t even fetch $400k (and were right).

It ended up selling for $350,000 under the 2007 purchase price for $395,000.

It has now come back on the market as a flip with a “remodeled” kitchen featuring cherry cabinets, granite counter tops and stainless steel appliances.

The two bedrooms are on the second floor.

What was formally the master bedroom when it was bank owned is now a top floor family room with skylights, a wet bar with small fridge and a roof top deck (although the wet bar was there when it was bank owned as well.)

The townhouse has one car garage parking and a second spot on a parking pad.

Many of you thought the kitchen was awful before and that it was dark.

We first chattered about this 2-bedroom authentic loft at 154 W. Hubbard in River North in November 2008 when it was the “first re-sale” in the mid-rise loft building.

It was removed from the market in 2009 but has now returned and is priced just $10,000 under the 2008 asking price.

The listing is also still calling it the “first re-sale” in the building (which is technically true as no units have actually re-sold in the last 2 years even though this one was listed before as the “first re-sale”.)

More Developer Price Reductions: The Mondial at 910 W. Huron in River West

The Mondial at 910 W. Huron in River West was completed in 2009. The developer just cut prices by 10% to 30% on the units.

There are 141 units in the building. It looks like there have not yet been any closings.

Here are the price reductions:

  1. Lofts: Were at $249,000 and are now starting at $189,900
  2. 1 bedroom/1 bath: Were $329,900 and now starting at $219,900
  3. 2 bedrooms/2 baths: Were at $429,000 and now starting at $329,900
  4. There are also one bedroom plus den and 3-bedrooms available but no word on prices (and reductions) on those.

Parking is available for $9,000 extra.

There used to be a time when developer price cuts were big news. But there have been so many price reductions on new construction buildings that sometimes the cuts rarely even get noticed.

Is this a sign that the quest for a new construction condo is waning or is it simply that the cuts are no longer large enough to warrant the attention?

Some of the smaller homes in Lakeview are, well, fixer uppers. This 2-bedroom vintage home at 3041 N. Honore appears to be move in ready.

It even has a front porch with a swing.

The two bedrooms are upstairs and have skylights.

The kitchen has white cabinets, granite counter tops and a tile black splash. There are also white appliances.

The listing says the first floor powder room has been renovated with an antique wood cabinet and granite counter top.

The backyard is lush and looks to be perfect for a gardener (yes that is the Metra train line at the back of the property.)

The house has central air and an unfinished basement. However, there is no parking (street parking only.)
