The unit has three exposures.

This 8-unit building at 4968 N. Milwaukee in Jefferson Park was constructed (and units sold) in 2007. It sits within steps from the Jefferson Park Metra stop and the Jefferson Park El stop.
The building is also near the shops and restaurants of Gale Street.
This top-floor 2-bedroom unit is in short sale and is priced $93,100 under the 2007 purchase price.
It has hardwood floors throughout. The kitchen has stainless steel appliances, granite countertops and 42 inch kitchen cabinets.
The unit also has marble baths and a marble fireplace in the living room.

This 4-bedroom rowhouse at 1919 N. Lincoln Park in East Lincoln Park (or some might still call this Old Town) looks like it could be found in London.

Built in 1888, it has the vintage bones but also all the modern conveniences such as central air and 2 parking spaces (which the listing says can be covered or a garage built.)
After first being listed in August 2008, and withdrawn, and then being off the market most of 2009, it has now gone into contract in just 2 weeks after re-listing.
It has three wood burning fireplaces and high ceilings with period details. The kitchen has luxury appliances by Bosch and Wolf.
Was this the case of the property simply needing to be priced correctly or is it a sign the housing market is improving?

Mario Greco at Prudential Rubloff has the listing. See more pictures, a virtual tour and the floorplan here.
See the property website here.

This 1-bedroom condo at 123 S. Green is in the recently constructed 2-building complex called The Emerald.
The Emerald’s construction brought a Starbucks to Halsted and the buildings were meant to capitalize on the growing interest in living in Greektown.
The listing for this unit says it is “upgraded” with a gourmet chef’s dream kitchen and a marble bath.
It also has bamboo floors.
Annie Alexander at Jameson has the listing. See the pictures here.

We’ve chattered about this 4-bedroom single family home at 1750 W. Grace in the North Center neighborhood of Lakeview many times since 2008.

The 4-bedroom house seems to be a great condo alternative, with its 2-car garage and both front porch and back deck.
It also has central air conditioning.
It is now listed for $20,000 under the 2006 purchase price.
Many of you thought it would sell for around $500,000.

We last chattered about this Victorian vintage 2-bedroom at 4110 N. Southport in Lakeview in September 2009.

See our prior chatter and pictures here.
The unit has a full-sized dining room with vintage built-ins as well as a generous sized kitchen which would make it ideal for throwing sophisticated dinner parties.
It also has the vintage woodwork intact in the living room.
The unit has central air, a back porch and an in-unit washer/dryer, all of which are sometimes difficult to find in vintage units.
The only thing it doesn’t have is deeded parking.
The unit has also been reduced by $4900 since last September.
Last time, we had a debate about the location of this unit- whether or not it’s Lakeview, Uptown, or Graceland West (which I have heard used- and not just by realtors.) The property is north of Irving Park Road.
I’m going with Lakeview though Graceland West would also be fitting.

Eric Rojas at Prudential Rubloff has the listing. See more pictures and the floor plan here.

That space allows for a 1 bedroom, 1 bath coach house behind the house, as well as 3 car parking and a private cabana.

We’ve chattered quite a bit about the big duplex down condo units being an alternative to the single family home but what about the other way around?
This 3-bedroom 1906 home at 3505 N. Marshfield in Lakeview was recently reduced $26,000.
The house has maintained some of its vintage features including wood floors and built-ins. All three bedrooms are on the second level and the listing says a new master suite was recently added.
It also boosts a rare trifecta of bathrooms, at least for a house in this price point.
The kitchen has granite countertops and stainless steel appliances. The house also has a 2-car garage and central air.
Joseph Siciliano at Coldwell Banker has the listing. See the pictures here.
