Premium For Living Near the Restaurants on Randolph Street? 114-120 N. Halsted in the West Loop

I’ve been getting a few inquiries about this new 9-unit building at 118 N. Halsted in the West Loop.

Anyone who drives down Halsted can’t miss the building, as it’s the only new construction building between the restaurants of Randolph Street and the Dominick’s on Washington.

There are several addresses associated with the building including 114 N. Halsted, 118 N. Halsted and 120 N. Halsted.

The listing says the unit has ebony hardwood flooring, viking and bosch appliances in the kitchen and imported porcelain and mosaic tile from Italy in the bathrooms.

The listing also says the building has “skyline views from every unit.”

Just by walking or driving by, it is clear there are no commercial tenants in the bottom floor commercial spaces.

How hard is it to sell these types of units in this market? The listing says that a special 5% down loan is available.

It appears that one unit out of nine has sold:

114 N. Halsted #4 for $630,000 in June 2009.

  1. I like this hood, to visit, not live. Its dirty noisy and living right on Halsted at this location? No! no! no!

    The places do seem really nice and spacious with rooftop decks, etc. Well, I’d rather live here for 600k than the 1.5 story house on the El tracks in LP.

    And 5% down? Jeez that’s gonna be a hefty monthly nut even with super low rates!

  3. You’ll be wiping diesel particulates off your windows all winter long. Too bad it’s not so easy to wipe them off the insides of your lungs.

  4. I feel bad for that one sucka that paid full price (at least full price of the other unit) only to have 8 other units in the building sit for MONTHS. Wait, no I don’t.

  5. What? $630 THousand?? What are they smoking? I want some of that weed – this ain’t New York – maybe obama or one of his crew can move in here when they are kicked out of DC in 2012.

  7. The finishes look nice, and the location is definitely better than the 3 bed condos just built a bit further north on Halsted at Lake. They’re both right on Halsted though, so yeah, I’m sure the noise/traffic/congestion would become tiresome.

  8. It’s not the proximity to the great dining spots that makes this place a winner. It is the proximity to Chromium or Reunion on Lake and Halsted. That is the neighborhood hotspot. There have been several shootings there over the last two summers. I hope that the builder put in the bullet proof glass upgrade on this otherwise beautiful unit.

    It is a good looking place and for someone young and active with a sense of adventure…..

  9. Chromium and Reunion have been closed for a while (at least a year for Chromium, even longer for Reunion), though Shadow Bar’s still there with the same thug clientele. Some Shadow Bar patrons rang in the 2009 with the first homicide of the year by Lake and Green, but there’s fewer shootings from that crowd than you’d expect.

    However, like any area with an active nightlife and late night clubs, you may come across drunken jackassery and fights in the area.

  10. wow Chromium stayed open that long??? that place was ghetto, got into two fight there, 7 out of 10 times you would get back to your car and your window was broken, there was at least 3 fights before 1am.
