Super Chic 1-Bedroom Penthouse Loft for $335,000 in River North: 225 W. Huron

This 1-bedroom penthouse loft in the Huron Street Lofts at 225 W. Huron in the gallery district in River North came on the market in April 2024.

The top picture is the current picture of the building taken this year. The bottom picture was taken over a decade ago.

Strangely, I am standing in nearly the same place when I took both pictures but the trees are now missing and there is a new building just to the west.

Built in 1896, this brick and timber building was a factory. It was converted into 100 loft condos in 2008. There’s no parking with the building.

It has on-site management, a nightly security guard, an exercise room and a roof top deck with seating and grills.

This loft has exposed brick walls, exposed duct work and white washed timber ceilings that are soaring and are unique only to the top floor.

It has designer lighting and laminate wood floors.

The listing says it’s “super chic.”

The living room is open to the kitchen and dining room, has built-in bookcases and overlooks Huron street.

The kitchen is “designer” with custom white cabinets, granite counter tops, an undermount sink, Viking stainless steel appliances, along with a stove hood, and a peninsula with seating.

The bedroom does not have windows but it does have a skylight and a wall-to-wall closet but also appears to be open to the hallway wherein there is a screen and drape for privacy.

The bathroom has a custom rustic vanity and towel bar.

This loft has some of the features buyers look for including central air and washer/dryer in the unit. There is no parking but it’s available for rent in the neighborhood.

Huron Street Lofts is near the Brown and Purple line stop at Chicago and the shops and restaurants of the Gallery District.

Listed at $335,000, is this a loft lover’s dream?

  2. Nice that it’s top floor, bummer that measn small windows.

    Kitchen is quite nice, but I don’t like it.

    Bath could do with a freshen.

    Bona fide loft–bedroom barely has a wall, nevermind a door.

    Yuck! Even at the ’06 price of $237k. (which, +CPI = $370k)

    So long as the association is in good shape, and there is no looming special, if this works for you, seems like a pretty decent value.

    Would certainly take the feature, and top floor, in trade for the windows.

    The bedroom window on 412–if it is real–opens on the common hallway? Or a light well?

    ?? Beam is certainly sloped, for roof drainage, floor is likely not really level. How are you judging bookshelf plumb/level from those pix?

    Same. It’s very similar to my parents’ kitchen. Totally fits with my mom’s cottagey, coastal grandmother vibe, but it doesn’t quite work in a loft.

    Listing says laminate. Not clear what was there originally. Depends on the factory and what was done there. This is the top floor, might not have been used at all (too hot.)

  8. The key, for me, is that skylight in the bedroom. Otherwise, this loft is really dark. That bedroom would be like a big closet without it.

  9. If it faces the train then no deal. Hopefully it’s on the other side. Anyone buying a property over a train will live with regret.

    Needs better floors and bathroom for that price.

    Every time they’ve gone above 7%, the market has slowed. But it won’t show up until another month or two because the current buyers have the rate locked in.

    Chicago inventory remains near record lows. Price won’t be impacted here but sales will be. Need a LOT of inventory to sit.

    If rates go back above 8%, the market will really be dead except for the cash buyers, who will be in the drivers seat, no matter what else is happening.

  16. Unrelated, Sabrina, but I hope we can discuss this one considering how few units are available in Lakeview these days. It just came on the market in one of my favorite buildings, high floor and preferred tier. But HOA is nearly $4,000/month and there’s no parking. I’m very confused about who would ever buy such a unit.
