2/1 Vintage Penthouse with W/D in Lakeview for $459,900: 3055 N. Seminary

This 2-bedroom penthouse in 3055 N. Seminary in Lakeview came on the market in April 2024.

The listing says this building was built in 1922, but we’ve chattered about it before and those listings said it was constructed in 1910. It has 16 units and, per other chatters, some outdoor parking.

This top floor unit has a “sunny” southwest exposure and “true” hardwood floors.

It also has a wood burning fireplace in the living room.

The over sized living room has a bay window and a bar along one wall with marble counters, beverage cooler and glass fronted cabinets.

The 2 bedrooms have organized closets.

The chef’s kitchen has 42 inch walnut cabinets, concrete counter tops, stainless steel appliances, and a pressed tin backsplash which opens to the breakfast/dining room.

There’s a covered rear deck.

It has some of the features that buyers look for including central air and washer/dryer in the unit but there’s no parking.

This building is located in between the Belmont and Wellington subway stops, near several bus lines and near the shops and restaurants of central Lakeview.

The listing says you can walk to Ann Sather and Bittersweet Pastry.

Listed at $459,900, is the mid-$400,000s the new price for 2/1s?

D. Waveland Kendt at @properties Christie’s has the listing. See the pictures and floor plan here.

  1. “top floor penthouse”

Are there 4-story buildings where you can have a ‘penthouse’ on not the top floor?

This is one of those building where its a totla shame that the conversion did such a shit job with the former store front–I get it, it was early 80s, and the ass’n is too small to undertake anything that would be a real improvement.

Mar-03 + CPI = $466k. There have defintely been some updates since ’03, but the slate floors say “2003”-ish to me, right?

Would have been nice if the hvac ducting had been done better, but (like the street face of the building) I understand, and it is what it is.

Nice 2/1 LP walk-up, pretty reasonably priced, assuming decent ass’n economics.

  2. Imagine walking up 4 flights of stairs every day? You’d be in REALLY good shape after just a few weeks.

  4. This is steep for a 2/1. If this were a 2/2 it would be under contract already. I personally wouldn’t pay more than $395K for this…maybe not even over $375K.
