  2. OOPS! Shoulda priced this one 399K back in July. Will be lucky to get 350K now.

    Note that the rooms are absolutely tiny. 19×18 living room/dining room combo? 14×12 master bedroom? That’s atrocious. Look for this one to lose money!

  3. how is that small? average bedroom size for a condo in chicago under $500k is 12×12, and the liv/din room is fine too. The dues for the building suck and the taxes are a tad too high.

  4. Agreed. My bedroom is 12 x 12 and fits a Queen size bed and other furniture. Dues are high for new construction that’s not River North/Streeterville, even when you take the heat, a/c, and Internet access into consideration. This would be a good one at 370/375.

  8. I’m not that excited about this location, it is right off the corner where the L tracks turn west and it is basically on North Ave, you don’t really get the nice tree lined feel of the neighborhood 1 or 2 blocks north of here.

  9. The outside of the building looks awfully bland. It would make me want to think twice about even looking inside.

    For the right person, it’s a nice location. Very easy downtown commute with the Brown Line around the corner. You’ve got a video rental on the first floor, a Walgreens, gym and movies across the street, all the restaurants nearby on Wells, and the strip mall next door has some basics like coffee, UPS, and a 24-hour Stop ‘n Rob bodega.

    FYI, the 2005 sold price doesn’t include the parking, the owner lived in a different unit in the building and kept his old spot.

    Also, many finishes were upgraded post developemnt
