Vintage Duplex in Bucktown: 1713 W. North Avenue

What would it be like to live in the heart of the North Avenue/Milwaukee/Damen axis?

1713 W. North Avenue is several blocks away from where those streets meet, but close  enough that you can find restaurants and shops nearly right outside your door.

This vintage duplex, originally built in 1890, was converted in 2004 and it DOES have parking included.

The master bedroom is on the top floor, complete with skylights.

  3. Just wanted to post a note not really related to this property. But NAR just came out saying that the price of homes is expected to fall 6.4% this year, up 4% from their earlier estimate of 2.4%. They also predict a 4.5% drop in overall home sales followed by an increase of 6.3% in 2009.

Which is utter bullshit because all the NAR back channels I’m hearing are saying they all expect it to continue and bottom out in 2012.

But of course, they wont tell you that up front 🙂

  4. Great location; reasonable price; parking. Luckily it is a rear unit so the noise from North Ave. should be reduced some. Still, living on a busy street is noisy.

  6. SEVEN months later, still sitting…

Slight reduction in ask: now $348K

Will seller need to bring cash to sell?

Funny, even gloom-and-doomers thought this was well-priced

  8. The only difference between this $348,000 ‘condo’ and my rental apartment is the skylight, the SS appliances and the granite countertops. Oh, and the monthly nut.

(bn – great view from the 2nd bedroom window!)

  11. $347k. What a steal

But honestly, what a horrible location. On an alley, next to a six flat that blocks all natural light on the west side of the building (look at the the view from the window in the second bedroom!), on the other side of the alley is a car repair shop, and across the street from a gas station. Wow, this property will sell for $200k when this bubble finally bursts.
