We’ve chattered about a lot of church units in the past.

It has exposed brick, bamboo floors and skylights.

The listing says it has a chef’s kitchen with granite counter tops and stainless steel appliances.

The unit has a private balcony but it also has roof rights in case you want to build your dream deck.

Two of the three bedrooms are on the second floor with the third on the main level with the living/dining/kitchen.

The property has all the other features buyers look for including central air, in-unit washer dryer and heated garage parking.

It is listed $20,000 under the 2005 price at $499,900.

It is one of the rare 3/3s (instead of 3/2s).

Is this an attractive price for 2000 square feet in this neighborhood?

  5. If it has a microhood over the range, it is not a “chefs’ kitchen.” Cabinetry and appliances here are also run of the mill. I guess the wretchedly overused phrase “chefs’ kitchen” is supposed to appeal to folks like the ones on Househunters who oooh and aaah over what appear to be Home Depot type stainless appliance packages.

    Poor eleanor, her parents were so hip, now reality is setting in, off to the burbs since Wicker park isn’t exactly kid friendly, and who wants to pay for public schools and no grass, kids need grass!

Chef’s kitchen in realtor speak really means ‘newer kitchen’. “updated kitchen’ means the kitchen has been remodeled at least once since the house was built, but no less than 15 years ago; ‘recently remodeled kitchen’ means something ‘new’ in the kitchen been for listing – new paint, new handles, refinished cabinets, new fridge, etc.

    Yeah, the kitchen is starting to look a little run of the mill, but this is a lot of space for the money. I’d take this over a basement duplex anyday. Having 3 LARGE bedrooms is extremely rare, not to mention the great room is really large enough for a real dining room table and real furniture. Most CC bitch about a 10 x 9 bedroom. It wouldn’t take much to breathe some new life into the place – updated kitchen, hardwoods throughout, paint, etc.

    This is a deal imho.

    Well, on the plus side the exterior isn’t nearly as ghastly as the last church conversion you featured. But, I doubt it would be possible to build out a more generic interior. Blah beyond belief.

    i dont need a bedroom bigger than that, i just sleep there. i do need a place to put real couches life sized dining room tables and room so i dont have to mount the tv over the fire place and deal with neck problems.

  11. Groove77, I don’t need large guest bedrooms either, but some folks on here think condos should have 20×15 sized second bedrooms with walk in closets… all for less than $250k. One of the bedrooms in this place would make a very nice den/man cave, plus you have the very large living space. 3 baths is nice too.

    This could be a really nice place with some very minor updating although in its current state it would be just fine for 95% of home buyers who aren’t up on latest trends in housing. It is dated, but only to folks who consider themselves ahead of curve.

    If the street is nice and close to amenities, this could be a great place.

  15. I don’t think it’s too bland, sort of bland, but the exposed brick is great and it looks to have higher ceilings than usual. With some good decorating it could be pretty nice actually… the size is what makes it!

  17. while its not a Chef’s kitchen by cc criteria, it’s not a bad looking one either. I’ve seen a lot worse in terms of time since updated. I’d color shift the cabinets and you’d be in good shape.

  20. I think this looks really nice. The exposed brick helps the first floor not seem bland, and what can you expect of the second floor vinyl sided addition plopped on top of the church?

    The space is big, three baths is a plus, the nieghborhood is nice. My guess is the price can’t be that far off, but I don’t know WP that much either.

    #4 sold for $470 in ’09 and #5 (claiming 2 15×6 balconies) for $495 in ’10.

    The comparable on the market places nearby are mainly first floor units, many listed for almost as much, or sometimes more.

    But, if you need 3 bedrooms in this neighborhood, I’d go with this place:

    Which is at a bare minimum, what, 12×12? Assuming that doors/windows/outlets are laid out well (which is quite rare, really). More like 14×15 if the door/window locations are trouble for the king bed and case goods, no?

    It looks to me like it is 4 “penthouse” duplexes. I wonder if this is one of them that faces the back? That would be undesireable. Also curious as to what is meant by roof rights – that you own the space above this unit only? http://www.dreamtown.com/buildings/Wicker-Manor.html (has floor plans).

  38. I agree… if there are two bathrooms, it’s fine if one just has a shower as long as the other has a tub. If there’s just one bathroom, it should have a bathtub and shower. I would prefer both bathrooms to have tubs, but if the shower is luxurious, that’s OK too. I would much rather have a bathtub/shower combo than just a plain stall shower.

    after a tough game i couldnt live without soaking in an epson salt bath. if only one bathroom it has to have a tub.

    you really only need one tub in a home. basement utility sink is very versatile

  41. Not that it actually matters, but this looks like an ex-synagogue to me. Anybody know the history?
    Garage doors, vinyl siding on “penthouse” tell you all you need to know about this place before you go inside. No imagination. I sometimes wish there were an aesthetic emissions tax.
