The listing says it has 10.5 foot beamed ceilings and columns made from 100-year old Wisconsin timber.

It appears to be the only loft currently on the market in the building with the beamed ceilings still intact.

This northeast corner unit also has plenty of exposed brick.

Those who love lofts but hate 3/4th wall heights on many of the bedrooms can rejoice because the listing says there are full ceilings heights on the bedrooms.

The loft has an open kitchen with white appliances and what look like stone counter tops of some kind.

It has the amenities buyers are looking for including central air, washer/dryer in the unit and an added bonus of a 2-car tandem parking space included in the price.

The loft is listed just $10,000 above the 2003 purchase price.

  3. BBs points are valid as anonnys…lol…but it is a pretty cute unit and all the bedrooms actually have windows for once! Replacing the carpet and the appliances doesn’t seem too impossible.

  4. This location could work for somebody who does the reverse commute to the ‘burbs I suppose. Anybody who relies on the el would regret the mile walk/bus to get to the Diversey stop. If I lived this far west, I’d want to be closer to Hamlin Park and/or the Paulina stop.

  5. Its dated, but the floorplan is nice. The updates would be cosmetic and not as expensive.

    I would update the kitchen, fireplace, and baths. The baths need some more interesting tile. I would also ditch the white plastic floor in the master shower and expand the shower to closet area and put in a nice bench.

  6. hate this location. I looked at one of the houses on the north side of diversey across the tracks, decent price, but the location is terrible, the traffic on diversey there is horrible.

  7. I like this condo, although I wouldn’t want to be right on Diversey.

    I’m probably in a tiny minority, but I prefer white appliances…especially over the stainless steel appliances with the exposed black sides.

  9. we have two different sets of friends that live in this building and they both like it a lot. the building is well-constructed and backs up to the hartland court neighborhood which has a park (might be private now to hartland residents) and a dog run. higher level south facing floors of this building have an incredible city view.
    i actually like this area of diversey, a bit quieter and not as busy as some of the other main east/west streets like belmont or fullerton.

  10. i totally disagree with nonya/dan about traffic. yes, of COURSE it is busier than a street like Burling. But it is about as busy as Sheffield Ave. NOT nearly as busy as Fullerton or Belmont. our friends live on a corner unit facing diversey. i have spent the night there and sat on their balcony many times and have not ever thought that the traffic was ridiculous.

  12. @ Jenny, one nice thing about non SS appliances is that they require less cleaning. it is hard to maintain SS in pristine condition.

  15. It isn’t so much Diversey that turns me off as the location in general. Nowhere interesting to walk to, few if any charming buildings, far from the L and the lake, not near any of the things I like about Lincoln Park. And of course, Diversey is a busy street, though it may be quieter than Fullerton or Belmont. I also think the newer (1990s) housing developments along the Metra tracks at Diversey, and close to this place, are horridly ugly.

  16. Nice place but yes I think this location is a harder sell at this price. Any idea on the school? I see a 2/2 listed at $300k is under contract right now, not sure the third bedroom is really worth that much more.

    Living area seems to have a lot of natural light, and 3 actual bedrooms rather than soft loft is definitely a plus. But I’d have some cosmetic changes on my list – kitchen, bathrooms and carpets.

    I actually prefer black appliances over stainless or white, but as we are only updating our new place with eventual resale/rental in mind we’ll have to stick with stainless for now. One day…

    Hard to believe this won’t be attractive to someone around $345k.

  20. I’ve always loved the Regal Lofts and was surprised to learn that there’s a 3-bed unit here. The builders must have assumed that there would be some buyers in for the “long haul” and provided a space for an “expanding family.”

    This is in the Prescott district, right? Does St. Bonaventure School still exist? If not St. Alphonsus is probably the closest Catholic school.

    And carpet? Yay! Love carpet, hate hardwood floors, don’t know why the latter are so popular in this land of 8-month winters. (Carpet,especially plush, helps to warm the tootsies on a chilly Chicago night.)

  21. I rented in Landmark Village, just a bit west of here, and did the reverse commute for a couple years. Diversey traffic is terrible, and actually worse on the weekends. The alley slalom is always in play here. It’s not a mass-transit friendly location, esp. to the Loop. This is one of several nice buildings in this area, but the location is far below average.

  22. Getting through that corner at Diversey is hellish – way worse than anything similar on Belmont.
