Built in 1974, it is a full-service building with around 740 units.

This unit was last sold in 2008 but it was sold as a fixer upper with the listing telling buyers to bring their contractors.

  5. Looked at this building in 1974- Great architecture, this unit floorplan is not the most desirable. The ones with the curved windows are. I agree that the current price does not make sense. Probably 100,000 too high

    nor guarantee that you will see back a penny of it. Simply upgraded to now look like everything else built between 03-06.

  8. We all dreamed of living in one or the other of these buildings, shoot some of us as adults still dream to live in one of them.

    but my dream as a grown adult is to have kick butz dinner parties at my unit, yet the social rooms here (especially dining room) have crushed all those years of imagining.

  11. I am surprised this unit does not have floor to ceiling windows. Is this typical of the building or did the owner install buildouts on the floors and sidewalls?

    I live in a condo (renting) with floor to ceiling glass in a much newer structure nearby, and although I am only on the 18th floor, the large continuous window system in my unit allows much more “view” than this unit could ever hope to enjoy.

  12. I actually like the way it’s been remodeled. I’m guessing lots of people would take issue with the size of the kitchen, but I like tiny kitchens.

    I’m not sure about the price, but I wouldn’t be surprised if someone paid the current asking price. It doesn’t scream “deal” to me, but for someone looking for this type of unit, I could see it selling for close to asking. The taxes are very reasonable and assessments are lower than a lot of other places in the area.

  14. I’d be more inclined to buy one of the cheaper units and do my own upgrades. I’m not sure it’s such a wise move to stage the second bedroom as an office, especially since it makes it look so small. Unit 5307 is slightly smaller and calling itself a 1bed plus den, but listed at $329,000.

    Also Ze that is kind of how I imagine you live right now…

  15. Every room in the photos looks incredibly cramped. Is it just the photos, or are the rooms really this small?

    I’d want to be higher up if I were in this building, to get above the neighboring building. A southeast view with more lake would also be nice.

    Both 3202 and 5302 are on the market for less than this and both of those are recently rehabbed as well. It’s not even competitively priced within its own building, let alone the neighborhood. That pool looks fantastic though.

Nioce job combining the units but I do take exception with the ugly main kitchen and the odd placement of a small dining table that blocks traffic. That would never hold enough people for Groove’s dinner party or Ze’s raging bash.

  26. I lived in a 1,200 SF 2-bedroom, and although the bedrooms were on the small side, at least we had a large combined living/dining area. If I recall correctly, it stretched about 25 to 30 feet and with windows all around, felt very expansive. So it is possible for a 1,200 SF unit to feel spacious, but they didn’t do it right in this building.

    Sure, nothing is guaranteed. But an ounce of common sense tells you that a complete rehab of a 1/2 mil condo adds SOME value to the prior price. The only question is if that increase is more than offset by the decrease in real estate prices since then.

    The dining table weirded me out too, but I figure for the party we just remove the chairs and push the table towards the window and use it as a buffet table. That way it would be both nicer and provide a place for the punch bowl filled with ice and jager, bong, and caviar.

    I liked the living room and the same size artwork but the black checkering in the kitchen set me off in an epileptic fit, forcing me to inject myself in my own heart, and after that the video lost me.

    @miu… I love sour cream… Jewish thing maybe. Just last week I had my first baby calf. Now I have milk that I have no idea what to do with, brought back bottles of it and going to play making all sorts of stuff. Sour creme and creme fraiche high on the list. Butter (and my favorite vanilla ice creme are first – fresh beans of course). Separating the creme as we speak. I have no idea what I am doing, too fun!

    The females stay so she is safe for many years. Ultimately I do guess they all wind up being eaten though. Her name is Aninha and she’s a week old and already 50kg. One of my dogs, who attacks everything else, think she’s hers and runs around kissing it, while the calf kicks her. It’s pretty damn cute.

    btw miu.. to tie this into real estate and answer your question from the day before. Notice this is income producing property, or more accurately something that began as wanting a residence that would pay for itself. One thing I have seen is that it is of great benefit to be active in real estate where you are at least supplemented by return. Just purchasing a place will be something you should enter into as if it is going to be an expense, than, just how much of one. I agree in a way that it should be compared to just the simplicity of checking into a nice hotel and being catered to but in the same I know damn well it’s nice getting off a plane and having your closet all filled with YOUR shit and waiting for you. Even if you don’t see that stuff for years on end. It’s nice. Nonetheless.. enter into as an expense!
