This 3-bedroom loft penthouse at 3133 W. Lakewood in Lakeview came on the market in July 2023.

This brick loft building was converted into condos in 2008. There are 25 units. It’s an elevator building and has bike storage and garage parking for some of the units.

If this unit looks familiar that’s because we chattered about another penthouse unit in this building a few weeks ago that went under contract almost immediately.

This southeast facing penthouse has some authentic loft features including exposed brick and ductwork but it doesn’t have timber or concrete ceilings.

The unit has 15 foot floor-to-ceiling glass walls in the living/dining/kitchen and primary suite.

There are Brazilian cherry floors in the main living area.

The listing says the unit had $90,000 in renovations completed in 2021.

  1. Looks like the layout is close (but not exactly) a mirror of this one that just sold for $765k:

    Not really seeing $50k difference *unless* the baths, blue kitchen and rock wall are exactly what you would do (not “if you like it” if you would want to make exactly those changes), or if you value SE view from this location and height that much over NE. Both of which are fair enough

    There are some who would prefer the south view with direct sun, than the north which would not have it. BUT with those glass walls, maybe the south would be just too much for some.

    But your point is well taken anon (tfo). Is that worth a $50k premium? We’re going to find out.

  4. I don’t think this is worth more than the one that just sold for $765k. That unit is actually more appealing to me. Personally, I’d rather face north with all that glass. You would still get more natural light that you could ever need. I’ve always been curious about these units when walking down Belmont and seeing them perched up there on the roof of the building. I think the buyers that got that unit for $765k will be able to sell it for a decent gain within 3 to 5 years.

  5. btw, I see this:

    Currently listed at $819,000

    and think “that’s quite a lot more”, but the reality is:

    March 2017 for $696,000 + CPI = $871k
    March 2017 for $696,000 + C-S Condo = $825k

    They’re asking slightly under actual trend, and 6% less, in real dollars, than they paid.

    The ask is very close to the 2010 price, both +CPI and +C-S Condo.
