  1. Nice location and building. I toured a different unit here a while back and while it wasn’t a fit, I was impressed with the building and how the high ceilings gave an unusually airy feeling. I see this unit has two storage lockers, they need it because if it’s anything like the unit I looked at, then in-unit storage was seriously lacking.

    I think this will sell in a reasonable amount of time.

  3. I like the building and the look of the place overall, but again I want a floorplan. The layout might be a problem for me if you can’t switch it up, as I don’t care for how the main living area is small and in the back with no fireplace and only the little window out the back with the air conditioning right below it. The dining room and eat-in area are charming, so if you could rearrange it some it might work better, but given the kitchen location it might be challenging.

    The rooms being all nice-sized is good, but the master being not really any bigger might be an issue for a couple with a child.

    I like having the space with the washer and dryer, as storage is always an issue in condos, IME.

    Anyway, given the size and location seems like a reasonable price.

    AV is 44,003, which seems pretty reasonable with that last sale.

    New AV is 44,903, which is still pretty reasonable, but will represent an underassessment, if they get ask.

    That’s just what city taxes are now.

  7. I live in an elevator building with a child and that is challenging. I couldn’t imagine living on a third floor walk up. Kids are slow, forget things, want you to carry their things when they are tired, the list is endless.

  8. It is nice, and Iknow everyone is going to disagree with me, but I’d rather save $200k and buy this 3 bedroom with more light just as close to the lake.

    Maybe that is just because this condo is nearly as much as we paid for our 4 bedroom house with a huge yard and a 2 car garage.

    No, they’re not that high. Homeowner’s exemption hasn’t been taken in the last 2 years.

  10. I think this is one of those “locationlocationlocation” situations. If the adults in the family want to be close to the night-life and other amenities that East Lakeview has to offer, plus being in a good school district for the kids, this will be an attractive alternative to a single-family house.
