This 3-bedroom townhouse in the Kensington Park II  at 1712 S. Indiana came on the market in May 2018.

We’ve actually chattered about this townhouse before, in 2011, when the prior owners were quoted in Money Magazine in an article about the “turnaround” in the housing market nationwide.

They sold for just $15,000 off their asking price almost immediately.

Kensington Park II was a Belgravia development built in 2005.

The townhouse has 4 levels and 2 balconies, one off the kitchen and one off the master bedroom.

The kitchen, which is on the second level along with the living room and dining room, has white cabinets, granite counter tops and stainless steel appliances.

It has the unique layout of every bedroom having an en suite bathroom.

Two of the bedrooms are on the third floor with the master suite on the fourth floor.

There’s a wood burning fireplace in the living room and a main level family room.

It has 2-car garage parking.

The listing says it’s in the South Loop Elementary school district.

Originally listed in May for $805,000, it has been reduced $55,100 to $749,900.

    do the math…

    this place sux! looks really dated too and the ceilings appear low as well

    Three outdoor spaces but two of them are pretty much good for smoking a cigarette on, look at the picture with the grill its so narrow you can only have one of the side tables up at a time!

    the general area is nice though albeit a quite far of a walk from transit

  2. The exterior is nicer than a lot of late 90s thru mid 00s construction. Interior is pretty bland. Kitchen and baths are dated.

    It’s a lot of space, though (and plenty of bathrooms, even by jenny’s standards). Price seems high for that far south.

    Man, the prior discussion got pretty heated…

  3. If it’s in a “coveted” elementary school district why are these people moving out when they have little kids?

    I’ll give them the benefit of the doubt and assume they’re staying in the district (ha ha!!)

    Anyway, for this location and such an anonymous looking place, the price seems too high to me. All the rooms look small, and the windows all look right smack into other town homes. The only thing I like is the MB balcony. Looks like a nice place to hang out.

  4. Funny, I just checked the 2011 discussion on this one and saw I had chimed in, calling this place “dull” and not worth the price.

    If nothing else, I am consistent.

    Interesting to read that discussion from 7 years ago about the economy.

  7. Well-priced units are going under contract quickly. A 3 bed + family room unit in Dearborn II (south of Roosevelt) priced at 695,000 just went under contract in 4 days. A 3 bedroom white townhome unit in Dearborn I (north of Roosevelt near Roosevelt Park) sold before list at 530,000.

    Let us hope so! I’ve had the worst luck with the website re-dos. Which is why I’m still running the original site, now over 10 years old. Lol.

    It’s really time for an update. You all want to be able to read the site on your phones, right? I know I do.

    Time to get to 2018.
