Get a 3-Bedroom Row House for Under $725,000 in Roscoe Village: 1816 W. Newport

This 3-bedroom Victorian row house at 1816 W. Newport in Roscoe Village came on the market in November 2018.

Built in 1893, it’s part of a group of older row houses on Newport, Cornelia and Eddy streets just west of the Brown Line El line.

This row house is on a 20×125 lot and has a 2-car detached garage and a fenced backyard.

The kitchen has what looks like maple cabinets, granite counter tops and stainless steel appliances.

The row house has the preferred layout of all three bedrooms on the second floor including the master suite which also has an en suite bath.

The lower level has a family room with a full bathroom and a wet bar.

It also has the unusual set up of a washer/dryer on the second floor as well as one in the lower level (although it doesn’t seem obvious from the floor plan, so if someone can point out where it is on the second floor plan, that would be helpful.)

The row house also has central air.

Originally listed in November 2018 for $735,000, it has been reduced $25,000 to $710,000.

Yes, that’s the El in the pictures.

But is this a deal for the neighborhood, even with the El?

Mary Haight at Keller Williams Lincoln Park has the listing. See the pictures and the floor plan here.

The small closet in the corner of the MBR, most likely. Possibly the hall closet.

  2. Bedroom 3 does not have a closet and that door-size windows looks a little odd.

And I agree with anon (tfo) regarding the 2nd floor laundry.

It’s weird that they wouldn’t include a picture of the garage.

  4. Another nice place, furnished with nice stuff, who (assuming they’re a family of four) can never host more than two guests at their dining table.

  5. “never host more than two guests at their dining table.”

A lot of people never have the kids at the dining table at the same time as the adults. Kids eat, and go do whatever in the basement, then parents sit down to eat.

Also–there is plenty of room there for a bigger table, could definitely fit 12 on the space, with more table.

  6. Pretty nice. Noise can’t be *that bad* of an issue given the current occupants seem to have been here for over 12 years now.

Pretty nice location IMHO. Love the facade. Wish it still had a proper vestibule but at least they kept the division from the entry and living spaces. Wish they had preserved some interior character (woodwork, moulding, chair rail etc) but for all we know it had been long gone when these folks purchased the place. Was this place in bad shape back in November 2006? Back then, the market was still at peak. Most properties are now slightly above the ’05-’06 peak, not 75% over it, indicating the current owners did the work however the listing doesn’t indicate that and the finishes have a nebulous 2002-2008 feel to them.

  7. @ anonny: I think the current occupants moved on already. Looks staged to me. The furniture it too new looking to have simply left it behind while bringing all your kids’ stuff with you.

    tehgoogle sez this is correct.

  9. Reminds me very much of Alta Vista Terrace, but not much vintage charm intact on the interior. The curb appeal is there, but the el just outside probably makes this block less than ideal.

My guess is the price is about right, but it’s hard to get excited about a house this bland.
