This 3-bedroom single family home at 1566 N. Hoyne in Wicker Park came on the market in April 2022.

If it looks familiar, that’s because we last chattered about it in 2011, when it was priced under the 2007 purchase price and we discussed whether or not it was a deal.

Many of you disliked having the apartment building next door and thought it was still overpriced.

It didn’t end up selling until 2013.

If you recall, this house was built in 1891 but older listings indicate it had a renovation in 2005. None of its interior vintage features survived.

It’s on a longer than standard Chicago lot measuring 24 x 150 and has a 2-car garage.

You enter the home on the second floor in the “light filled great room” which has vaulted ceilings, skylights and the living and dining rooms as well as the kitchen.

The kitchen has white cabinets with “professional grade appliances”, subway tile backsplash, black stone counter tops and an island with seating for two.

This floor also has a powder room and steps lead to the primary suite which has a walk-in-closet and bathroom with double vanity and oversized steam shower.

The other 2 bedrooms are in the lower level, which is really the main level, along with a full bath, the laundry and utilities and a family room which opens, through glass doors, onto a brick patio and the backyard.

The house has central air.

It’s just 1.5 blocks to the Blue Line Damen stop as well as the shops and restaurants on Damen, Milwaukee and North Avenue.

Hoyne is also a historic street, filled with many vintage homes and buildings, and is highly sought after for those who love the Wicker Park neighborhood.

Listed at $1.069 million, that’s $396,000 above the 2013 sales price of $673,000.

    Back yard is nice, glad it’s got natural sod. I really hate the fake sod

    I’d really be concerned about water infiltration, better have drain tile

  3. love the architecture but this is a glorified duplex down. If I’m buying a sfh I’d want 3 levels.

  4. also, you have to go downstairs in the house to get to the backyard. somewhat problematic when grilling or entertaining outside. this place would have been awesome if they added a larger addition in the back. there’s certainly plenty of space for it with the 150′ deep lot.

    Probably tough to justify in the specific location when they were doing it in 2004, if the FAR for the zone would’ve allowed.

    Looks like the addition was ~18′ behind the original structure (guessing based on an apparent seam on the roof), and the southern neighbor went 22′ further–ie, they could have added up to 40′, and not been ‘blocking’ the neighbor. Call it ~750 additional sf, at $150 per for retail at the time–would this have been a $899k listing in 2004? I dunno. And then you’d looking at it for $1.3+ now. Hard sell, imo.

    The neighbor is kinda funky, but I’d rather have $1.6 into that than $1.0 into this one:
