This 3-bedroom duplex down at 2910 N. Sheffield in Lakeview came on the market in May 2019.

We’ve chattered about this building before as it used to be a vintage graystone which was torn down in 2011 in order to build a modern 3-flat with 3-units and a garage in 2012. The picture above is from when it was under construction.

This unit is the first floor duplex down.

The kitchen, living room and family room are all on the first floor with floor to ceiling windows in both the front and rear.

The kitchen has a 14 foot island with white counter tops and modern cabinets in both wood and white.

There’s a half bath on the first floor.

The lower level has all three bedrooms, the two full baths and a wine cellar.

There’s a front balcony as well as a private roof deck over the garage.

The unit has central air, washer/dryer in the unit and it looks like it has one of the garage spaces.

This building was among the first to be built after the market bottomed in 2012.

It sold in early 2013 for $650,000.

Originally listed for $799,900, the unit has been reduced to $724,900.

  1. the layout of the lower level sucks. A living-room sized 2d bedroom is not really a feature, especially when the 3d bedroom is dinky.

    Is the rear porch pit really that awful? I assume so, otherwise you don’t pull the blinds in the MBR to hide it, instead of showing off the awesomeness, or at east adequacy.

    MBR pix say to me “live here and you won’t be able to afford to replace your broken Ikea bed, or by linens the right size for it”–and that’s paying the $650k, not 10% more.

  2. Holy cow, that’s an unappealing place to me for $700k+. I really don’t understand the buyer pool, but perhaps people really want modern/new. I mean, the finishes are fine (but not my style), but who wants to spend that kind of coin to live in a garden-unit style first floor (all windows only at the top of the walls save the glass doors to the patio) and a sub-terranean bedroom level that is shot-gun style with a super long hallway full of wasted space?

    And that exterior is frankly just ugly to me. On top of $17k+ in taxes?! For a school district that’s not desirable per Lakeview standards. I’m sure the vintage building had some charm at least….sad.

    On the plus side, location is good for public transit certainly and bar hopping. Being on that side of Sheffield still gets some L noise, but certainly nothing pervasive (I’ve lived on that side of Sheffield in the past)

  3. I would not want to live there… that enterprise next door is always crazy busy and then Mad River across the street? Hell to the no… I do remember the old 2 flat there instead of this monstrosity… sad!

  4. Everything anon (tfo) and Bluedog said plus: At first I thought it was some kind of weird sauna and then realized it is wine storage….and apparently these folks don’t store wine in it. Is it not temp controlled? Also, the fact one has a desk in a bedroom emphasizes the lack of home office space. This is either a two bed with office space or a three bed but not both.

    Also: location adjacent to car rental is only slightly better than a gas station and multiple rowdy bars across the street. One isn’t paying this to move back into a college town. Last summer during a downpour I had a cousin visiting and he really wanted to go to the burger place one block south. Driving north on a Saturday evening IN THE RAIN was akin to trying to drive down Bourbon Street in New Orleans….so this is obviously not a place these folks want to raise their kid and I am guessing it isn’t very quiet.

  5. Better on the inside than I would have suspected from looking at it from the outside. But no way I’d be willing to live my life in a basement. Depressing.
