This 3-bedroom in 200 E. Pearson in Streeterville came on the market in August 2018.

Built in 1917, it only has 10 units with just 2 units per floor. There’s no doorman or parking but there is a full-time engineer.

And there is a sign in front of the building discussing the very famous architect who called the building his home.

The ten-apartment residence bears Renaissance-inspired details that have variously been linked to the Palazzo Strozzi in Florence and the Palazzo Farnese in Rome.

The brown brick building, with cast concrete and metal trim, is locally celebrated as the home of Mies van der Rohe, who continued living there after completing and apparently briefly contemplating moving to his Lake Shore Drive Glass Houses a few blocks away.

This unit is in the east tier and has south facing views of the park and gardens of the Museum of Contemporary Art, where there is also a weekly Farmer’s Market (when there’s no COVID-19, of course.)

The listing says this unit has refinished hardwoods, moldings and freshly painted walls.

The kitchen is “newer” with white cabinets, stainless steel appliances and a butler pantry.

All three bedrooms are en suite.

Like many vintage units it also has a full-sized dining room and a wood burning fireplace.

While it does not have central air or space pak, only window units, it does have in-unit washer/dryer.

Parking is available to rent around the corner at 221 E. Chestnut.

Originally listed at $750,000 in August 2018, it has been reduced numerous times to $619,000.

This is a co-op. The taxes are included in the monthly assessment of $1451. Do those seem low?

This 3-bedroom triplex in The Greenhouses at 2131 N. Clark in Lincoln Park just came on the market.

The Greenhouses were built in 1976 and were designed by Gertrude Kerbis.

It has 11 units along with a roof top deck for residents and outdoor parking.

Crain’s Dennis Rodkin, when he was still with Chicago Magazine, explained their background back in 2013.

“While working for two top Chicago architectural firms in the 1950s and ’60s, Gertrude Lempp Kerbis made contributions to design elements at O’Hare International Airport and the U.S. Air Force Academy in Colorado. Today’s tour is at a building that was a benchmark project for her, one that she has said was among the first places where she worked on her own.

Kerbis both designed and developed the residential building for a site on Clark Street and called it the Greenhouses.”

It has a unique design. None of the units have outside windows. They all face into the 2-story glass atriums which, according to our prior chatter, are heated.

Those atriums were expected to be like greenhouses, hence the name of the complex.

This unit has exposed brick walls and hardwood floors throughout.

According to the listing, it has a “brand new” kitchen with custom gray and white cabinetry, which appears to extend into the dining room, stainless steel appliances and white counter tops (quartz?).

The second floor has the three bedrooms, along with the master suite which overlooks the glass atrium.

There’s also a quirky third level den that is just 15×6 and has an exposed brick wall but, again, no windows.

According to the floor plan, it also has a big private terrace off the 2-story atrium but there’s no pictures of it. Nor are there pictures of it in the 2014 listing.

This unit has the features that buyers look for including central air, washer/dryer in the unit and an exterior, outdoor parking spot.

With outdoor space at a premium, is a condo with an attached greenhouse and a private terrace a hot product?

This building was constructed in 1888 and has 5 units, an elevator and garage parking.

We’ve chattered about several of these units in the past.

This is a full-floor unit with 15 windows and 3 exposures.

The listing says the unit was “completely rehabbed” in September 2016.

From the prior listing pictures on Redfin from the 2016 sale, it appears that the unit has a new kitchen, new baths, a wall was put up for the third bedroom and the doors and trim were painted white.

The kitchen now has gray cabinets, stainless steel Thermador commercial grade appliances, a white subway backsplash and stone counter tops with a breakfast bar.

There are oak floors throughout.

The master suite has a walk-in-closet and an en suite bathroom with a modern, wood double vanity and walk-in shower.

The listing says there was a new A/C in 2017, new furnace in 2017 and a new hot water heater in 2020.

It has central air and garage parking is included.

The Gallery District is surrounded by shops and restaurants and the Brown/Purple line El stop is just a block away.

The only thing this property doesn’t have is private outdoor space.

With the coronavirus shelter-in-place over the last 2 months having people yearning for the great outdoors, is this property at a disadvantage right now?

The main floor features the living/dining rooms and kitchen along with a 2-sided wood burning fireplace with a gas starter.

The kitchen has wood 42″ cabinets, stainless steel appliances and granite counter tops with a double oven and a breakfast bar.

It’s at the end of historic Hutchinson Street and faces Lake Shore Drive and Lake Michigan.

The listing calls it the Lasser Soda Pop Factory but other listings have always just called it the Soda Pop Factory but Lasser was a big soda pop maker in the city until the 1980s.

I don’t know when the building was constructed but it was converted into 9 loft units with a central courtyard and parking in 1987.

This listing says this unit is the largest in the complex at 1800 square feet on 3 levels.

It has a private entry into the living/dining room which has tall ceilings and exposed brick walls.

The kitchen is on the second floor and has white shaker cabinets, granite counter tops and stainless steel appliances.

The two bedrooms are on the third floor and both have bathrooms.

The master suite has his and hers closets and an updated master bath.

There’s a family room in the lower level with a gray wood-looking vinyl floor.

The listing says there are interior stairs to the rooftop deck with views of the Lincoln Park area.

This triplex loft is just steps from the Fullerton El stop and the Whole Foods as well as DePaul University.
