First Listed in 2008, Is the Market Finally Hot Enough To Sell This Printers Row Loft? 727 S. Dearborn

Loft lovers will tell you there’s something about the Donohue Annex at 727 S. Dearborn in Printers Row.

Located just south of The Donohue at 711 S. Dearborn, the Annex was added in 1913. It is a concrete building (versus The Donohue’s timber.)

It also still has the original elevator in the lobby (worth checking out on the South Loop loft walk or if you’re lucky enough to get into the building some other way.)

This top floor 2-bedroom just came on the market.

If it looks familiar, long time readers may recognize it from October 2008 when we last chattered about it.

Back in 2008, it was listed for $592,500 and most of you thought it was overpriced (shocker!).

It has since been reduced to $399,900.

At 2200 square feet, it has tons of exposed brick and large industrial windows.

It appears from the pictures to possibly have a skylight.

The kitchen has granite counter tops and a SubZero refrigerator.

There’s in-unit washer/dryer but no central air (window units only) and parking is available at 801 S. Plymouth to purchase or in the neighborhood to rent.

This loft also has roof rights.

Another top floor loft in the Annex, Unit #911, actually just sold last week for $430,000. That unit was a 3/2 with 2500 square feet and a north facing deck. It’s assessment was $1198.

The listing says it is bank owned.

The condo-hotels were all the rage at the height of the housing boom.

You own the hotel room which has a private, locked closet where you can put your belongings when you’re not using the room.

When you’re not there, the hotel can rent the room out for you.

This unit is a double/double with 2 double beds.

The listing says you can use it as on your own or as an investment.

This unit is listed about 50% under the 2007 price.

In that time it has been reduced $15,000.

This is a loft by name only as it doesn’t have the authentic features loft buyers look for which include timber or concrete ceilings, exposed beams and several walls of exposed brick.

It does, however, have a small strip of exposed brick across the living/dining areas, exposed ductwork and 12 foot ceilings.

It also has large windows.

There are cherry floors in the living/dining space.

The kitchen has cherry cabinets, stainless steel appliances and granite counter tops.

The unit has a full-size washer/dryer and garage parking along with central air.

It doesn’t appear, from the listing pictures, that either bedroom has windows.

The unit is currently listed about 20% below the 2006 purchase price.

Playboy Mansion Ballroom Unit Sells for $5.2 Million in 9 Months: 1340 N. State Parkway in the Gold Coast

We last chattered about this 4-bedroom full floor unit in the Playboy Mansion at 1340 N. State Parkway in the Gold Coast in September 2011.

Originally listed for $6.7 million, it was reduced to $5.8 million.

It recently sold just 9 months after it came on the market for $5.2 million.

You may recall that this property has rarely been on the market. It last changed hands 17 years ago.

The listing said the unit was once the mansion’s ballroom.

It had extensive wood paneling and carvings including beamed and tiled ceilings.

The kitchen had white cabinets and stainless steel appliances.

It had central air, washer/dryer in the unit, a 2-car garage and an attached terrace.

Back in September, one person guessed this would sell around $5 million. Another one said they’d rather have a lakefront mansion on the North Shore for around $4 million.

Just how hot IS the upper bracket in Chicago?
