I don’t know when this house was built, but it was sometime after 2005. It’s on a double lot measuring 50 x 101.7 and has a unique front facing 2.5 car attached garage with a snow melt driveway.

The house is custom built with masonary brick and limestone and has a side yard.

The most prominent feature is the turret tower which the listing says has “panoramic” views of the city skyline.

The house has 12 foot ceilings, 8 foot doors and hardwood floors.

The living room has coffered ceilings and deep crown molding.

This 3-bedroom duplex-up penthouse loft in the Churchill Row at 2111 W. Churchill in the Bucktown came on the market in June 2023.

Churchill Row is a former cabinet factory which was converted into 39 loft condominiums in 2002.

It has attached garage parking but no other amenities.

When it was first converted, the big selling point was probably the nearby Churchill Field Park, but now it overlooks the famous, and popular, 606 Trail.

With rates moving back towards 7% early this summer, that slowed Chicago housing sales once again. July sales plunged to their lowest since the housing bust in 2011.

The city of Chicago saw a 20.0 percent year-over-year home sales decrease in July 2023 with 1,986 sales, down from 2,481 in July 2022.

The median price of a home in the city of Chicago in July 2023 was $342,500, down 2.1 percent compared to July 2022 when it was $350,000.

Interestingly, in the Chicago metro area and statewide, median home prices rose. Only in Chicago did the median price fall year-over-year. However, nothing is as clear cut as it seems because even the condo and single family home markets in Chicago were bifurcated.

Condo prices were up in Chicago by 2.8% to $365,000 median price while single family homes dropped 8.6% to $315,000.

In the Chicago metro median price rose 5.3% to $340,000 from $323,000. Statewide they rose 5.6% to $285,000 from $270,000.

“While median prices rose in the Chicago suburbs during July, they began their usual seasonal decline elsewhere in the state,” said Dr. Daniel McMillen, head of the Stuart Handler Department of Real Estate (SHDRE) at the University of Illinois at Chicago College of Business Administration. “Our forecasts indicate that prices will continue to decline over the next three months, although they will remain higher than at this time last year. The number of sales remains low and is forecast to decline further over the next three months. Surveys suggest that consumer confidence in the economy has increased markedly over the last few months.”

Inventory continued to drop statewide, plunging 34.1% year-over-year to just 19,432 homes down from 29,774 in July 2022. Compare that to July 2021, when inventory was 34,518 or July 2019 when it was 59,600.

As we know too well, inventory in Chicago also declined again, falling 33.5% to 5,476 from 8,238. For comparison, it was 9,392 homes in 2021.

However, the number of days it took to sell a home statewide finally reversed course and actually rose by 2 days.

Statewide market times:

In Chicago, days on the market also rose, by 12% to 28 days from 25 days last year.

“The real estate market in July showed decreases in activity while median sales price held steady, which is typical of market ebbs and flows,” said Sarah Ware, president of the Chicago Association of REALTORS® and principal and designated managing broker for Ware Realty Group in Chicago. “We’re seeing buyers and sellers in a holding pattern due to student loan payments restarting, the school year beginning and a workforce returning to their offices.”

The average 30-year fixed rate mortgage was 6.84% in July 2023, up from 6.71% in June and well above the rates last year, when it seemed like the world was ending as rates spiked higher, at 5.81%.

How low will monthly home sales go this fall with rates now hovering around 7.5%?

Will sales plunge under even the housing bust lows of 2011?

July Illinois’ home sales and inventory fall while statewide median prices rise [Illinois Association of Realtors, by Bill Kozar, Press Release, August 22, 2023]

This 2-bedroom free standing coach house at 1234 N. Dearborn Parkway in the Gold Coast came on the market in July 2023.

Built in 1903, this is a 6 unit condo association with a small, luxury condo building in the front, and this free standing coach house in the back, which became condos in 1998.

There’s no parking or amenities.

The main floor has polished concreted floors, 12 foot timber beam ceilings, exposed brick walls and a gas fireplace.

There’s also a small office space under the staircase and a powder room.

The first floor has a “chef’s kitchen” with wood cabinets, Viking range, dual dishwasher, what looks like a farmhouse sink, tumbled granite countertops and a peninsula with seating for 3.

The second floor of the coach house has the two bedrooms. The primary suite has a spa bathroom with  steam shower and skylight.

There’s also a second en suite bedroom.

The listing also describes an “escape room” with a back exit thru a secret wall but doesn’t show pictures.

It has features buyers look for including central air, washer/dryer in the unit but there’s no parking.

It has a garden in front of the coach house and this is what the 2020 listing said about it:

“The newly finished blue-stone terrace adds privacy and serenity to entrance to the home year-round and is large enough for dining, grilling and lounging with family and freinds. NOTE: Only 2 of the 6 units at the building enter through the south entrance. The terrace is rear is common, but day to day, only the units in the rear use it as other units have terraces facing south and rear decks for griling.”

The coach house also has a rooftop deck that is apparently accessed by an outdoor spiral staircase, but there’s no pictures of it.

This building is near the shops and restaurants of Rush Street and Division Street as well as the Jewel and the Aldi supermarkets.

Listed in July 2023 for $1.2 million, it has been reduced $100,000 to $1.1 million.

This is still $300,000 above the 2020 sales price of $800,000.

This 2-bedroom in the Edgewater Beach Apartments at 5555 N. Sheridan in Edgewater came on the market in August 2023.

The Edgewater Beach Apartments was built in 1928 as a companion property to the older Edgewater Beach Hotel which was a resort with a Mediterranean flair on the Lake. It’s a co-op.

Designed by Benjamin Marshall it has 19 stories and 300 apartments along with attached garage parking. The building is was put on the National Register of Historic Places in 1994.

It is often referred to as the Pink Palace due to its pinkish stucco exterior.

The Pink Palace is a full amenity building, and then some. It has an on-site restaurant, cleaners, receiving room, party room and bike room. The building is on 2-acres and has gardens, a pergola, grills and tables, multiple spaces to sit in common spaces, an indoor pool, exercise room, on-site management and engineer, and 24-hour door staff.

This unit is a corner unit with east, south and north views of the lake, beach, park and city. It has windows on three sides of the unit.

The “updated” kitchen boasts maple cabinets, a stainless steel dishwasher and oven/cooktop, cork flooring and a “super sunny” eat-in breakfast nook.

Both bedrooms are en suite.

There’s a living/dining room as well as a family room.

This unit has window unit cooling and no washer/dryer in the unit. However, other listings have the washer/dryer so it must be allowed. Otherwise, there is coin laundry. Garage parking is available for $105 a month.

There’s no dogs allowed.

Other recent listings in the building said that the building requires 10% down.

Because it’s a co-op, the assessment includes property taxes.

This building is in the Bryn Mawr Historic District and is near the shops and restaurants of Andersonville. It’s 5 blocks from the Bryn Mawr Red Line stop.

This 2-bedroom authentic loft in the Anchor Lofts at 215 W. Illinois in River North originally came on the market in February 2020.

It has been on and off the market. We last chattered about it in February 2022. You can see our rather infamous chatter here.

Built in 1923, the Anchor Lofts has 17 lofts and an attached garage although the current listing says it has 11 lofts. It was converted in the 1980s and does not have door staff or other amenities.

The prior listing said parking was available for rent from the HOA but this current listing doesn’t mention parking at all and doesn’t even say it’s available in the neighborhood.

This loft has an open floor plan with southern and western exposures along with exposed wood beams and 11 foot ceilings. The current listing says it has timber ceilings, but the ceilings are white so are they painted or have they put up drywall?

The prior listing called this loft a “true New Yorker’s dream.” It has original architectural and decor details.

The kitchen has white cabinets with black cabinets on the island which seats 2, along with marble counter tops and luxury appliances including a Wolf gas range, glass door refrigerator and separate wine fridge.

This loft is now a 2 bedroom instead of a 3 bedroom but it now had a den which could be a “nursery, charming office or workspace.” According to the floor plan, both bedrooms and the den have windows.

The primary bedroom has a wall-to-wall closet and a “dedicated” bath.

This loft has features buyers look for including central air and washer/dryer in the unit but parking isn’t mentioned.

This building is near the Wells Street restaurant corridor, the Merchandise Mart Brown line stop, the East Bank Club and the shops and restaurants of River North.

Originally listed in February 2020 for $1.2 million, it was on, and off, the market for three years.

It came back on the market in May 2023 at $899,900. It has been under contract twice this year. But it has been re-listed and reduced and is now priced at $750,000.

There is no doorman or amenities.

The listing on this corner unit says it was “gut rehabbed in 2015.”

It has wide plank white oak hardwood floors in the main floor living areas as well as the primary suite.

The listing says the unit has fresh paint.

The modern kitchen has a combination of white and wood-looking style cabinets with quartz countertops, a breakfast bar that seats 3 and “updated” state of the art appliances by Miele, Fisher & Paykel and Lieber.

The listing says the living room has space for a formal dining room but there’s also a “family room” space near the fireplace where a dining room could also be added.

There’s a wet-bar with what looks like a beverage refrigerator and a built-in den/work space which has a desk and can be hidden behind a door.

There’s a balcony off the living room with a gas line hookup.

The unit has a “fully upgraded” bathroom on the main floor with a frameless glass shower and heated floors.

The second bedroom is also on this floor.

The primary suite is on the second floor and has a walk-in-closet and en suite bathroom with high end Grohe finishes, a Japanese soaking tub, a large steam shower and heated tile floors.

This is an end unit which has side yard and 2 other private decks. The listing says it’s a “rare opportunity” to own a fee simple end unit.

The first level has a one car garage, including space on the driveway for a second car, the foyer, the third bedroom or “flex space,” the laundry and a powder room.

The second floor has the main living spaces including the living room, dining room and kitchen.

The living and dining room is a half flight up from the kitchen and has a wood burning fireplace.

Listed in July 2023 at $600,000, it went under contract that month but has fallen out and has now been relisted at the same price of $600,000.

As of the evening of Aug 20, 2023, Redfin said this property had been viewed 4,079 times.

It is a duplex up with the living spaces on the main floor and the 2 bedrooms on the second floor.

There are hardwood floors throughout and some unique features such as exposed brick and ductwork on the main floor.

The living room has a gas fireplace and doors that open to a deck.

It has an “updated” kitchen open to the dining room with wood cabinets, an island with seating for three, quartz countertops, stainless steel appliances and a “chic” backsplash.

There’s also a powder room on the main floor.

The primary suite has a renovated gas fireplace, an en suite updated bath with “spa-like” rain shower, dual sink vanity and a soaking tub.

This building is in the middle of Lincoln Park, near shops and restaurants on Webster and Halsted. It’s also a quick stroll to Oz Park.

This unit was last on the market in June 2020. I thought I had cribbed about it during that time, but I hadn’t. I think it went under contract too quickly.

It’s back on the market at $825,000, or $109,000 more than the 2020 sales price of $716,000.
