Our Favorite Triplex in the Historic Carl Street Studios Returns to the Market: 155 W. Burton

Long time readers will remember this 2-bedroom in the Carl Street Studios at 155 W. Burton in Old Town.

We first chattered about it in September 2007 (it was one of the first Crib Chatter posts!) and then again in November 2009 when it returned to the market to try again.

Well…it’s back again!

The Carl Street Studios are certainly not cookie-cutter.

Originally built as a mansion in the 1880s, it was converted into the “studios” in 1927. There are only 16 units.

This triplex has ornate mosaic multicolor tile work, stained glass windows and the original Edgar Miller frescoes.

It also has a 2-story wood beamed ceiling, 3 fireplaces and a private rooftop deck (which also is where one of the fireplaces is located).

Not everything is “historic” as the unit has central air and an in-unit washer/dryer.

However, there is no parking.

The bedrooms are also split- with one on the second floor and the master on the third level.

Reduced another $50,000 from the November 2009 list price, the property is now listed $86,000 under the 2005 purchase price.

We last chattered about this 4-bedroom contemporary single family home at 5719 N. Jersey in North Park in March 2011.

Many of you were hung up on me calling it an “arts and craft” house so this time I’ll just say contemporary.

No one had any guesses on how much this would sell for, but it was listed in March for $106,000 under the 2007 purchase price at $639,000.

It recently closed for $618,000.

If you recall, the house was built on an oversized 30×140 lot and had a front facing 2-car garage.

It backed up to a park and the Chicago River.

The 4000 square foot house had vaulted ceilings.

3 out of the 4 bedrooms were on the second floor with the fourth in the lower level.

There was a stone patio with a built-in gas grill.

The kitchen also had the finishes you would expect out of 2007 new construction at this price point including granite counter tops and stainless steel appliances.

Get a “New” Gold Coast 1-Bedroom for Under the 2003 Price: 1212 N. LaSalle

This 1-bedroom at 1212 N. LaSalle on the edge of the Gold Coast and Old Town just came on the market.

Even though the building was built in 1988, the listing says the unit is as “good as new.”

The kitchen has new granite counter tops and tile backsplash as well as stainless steel appliances.

The bathroom and the wood floors throughout are also new.

The unit boosts floor to ceiling windows with city views.

While there is central air there is no in-unit washer/dryer (though I believe the building does allow it to be installed.)

I’m not sure if parking comes with this unit or not- but it is definitely available to buy or rent in the building.

The unit is listed $10,000 below the 2003 purchase price.

We have been watching this unit for many months. It has been on and off the market for over 2 years.

It recently returned to the market with another $20,000 reduction.

The unit is now listed $61,000 under the 2007 purchase price at $279,000.

Back in December, some of you were surprised it hadn’t sold in the $300,000s.

If you recall, it has 9-foot ceilings, a decorative fireplace and crown moldings.

The kitchen has been updated with 42 inch maple cabinets, granite counter tops and stainless steel appliances.

There is an in-unit washer/dryer but no central air and no parking.

We last chattered about this 3-bedroom unit right in the heart of Taylor Street at 1408 W. Taylor in November 2010.

Back then, the primary discussion was on whether or not this area should be called “Little Italy” or “Taylor Street.”

I had called it “Tri-Taylor” which wasn’t, apparently, correct either. So this time I’m going for “Taylor Street.”

On the market for 21 months, it finally sold for $67,000 under the 2005 purchase price.

If you recall, this new(er) construction unit wasn’t one of those small 3-bedrooms as it had 1540 square feet.

It was a double corner unit with two balconies and had 11 foot ceilings.

The building only had 2 units per floor but it did have an elevator.

The kitchen had cherry cabinets, stainless steel appliances and granite counter tops.

This is located in an area where there are hot restaurants and bars- and more seemingly opening all the time.

But what about townhouses like this 2-bedroom in the Lakewood Commons development at 2357 N. Wayne in Lincoln Park that is priced just slightly above that?

It’s been on the market since February 2011 and has been reduced $50,000.

It is now listed $20,000 under the 2005 purchase price.

The complex was built in 1987 so the townhouses tend to have slightly more generous layouts than townhouses built later.

Both bedrooms are on the third floor with the living/dining/kitchen on the second floor.

There is a family room and garage on the main level.

The kitchen has been renovated and has stainless steel appliances and granite counter tops.

The listing says the master bath has been renovated as well.

There is central air and a 1-car garage plus parking for a second car on the parking pad.

Is this a steal?

The property last sold in 1999.

It has 2300 square feet all on one level, with bay windows in the living room and a separate dining room.

The kitchen has a mix of white and black appliances.

The unit also has 2 exposed brick walls, 2 fireplaces and a 33×7 gallery.

It has central air and washer/dryer in the unit but it’s unclear if there is deeded parking or not (see comments in the thread).

What’s the market for a unit of this size just north of Irving Park Road?

We chattered about this 2-bedroom townhouse at 1437 W. Altgeld in Lincoln Park several times including when it was recently reduced in March 2011.

At that time, some of you thought it would sell quickly given that it was a townhouse, and not a condo, had parking and outdoor space.

Laura thought if it didn’t sell quickly at the then reduced asking price of $409,000 it meant another leg down in the housing market.

The townhouse recently sold for $395,000, or $15,000 above the 2001 purchase price.

If you recall it used to be a 3-bedroom but one of the rooms was opened to create a family room.

That left the bedrooms on the top floor and in the lower level with the family room in between.

It had 12 foot ceilings.

The kitchen had white cabinets, granite counter tops and new stainless steel appliances.

There was a small back yard, a third floor deck and a 1-car garage.
