2430 W. Iowa in West Town is a 3-unit building built in 2005.
Each of the units had all the new construction bells and whistles of that era- including cherry kitchen cabinets and granite counter tops along with wood floors.
All 3 units sold in 2005 and early 2006 and now all 3 have been taken back by the bank.
2 of the units are already pending but Unit #2 just recently came on the market.
The appliances are missing on Unit #2 but the rest of the kitchen appears to be intact.
There are no assessments listed with any of the units in the building- so there may not be any association.
Here are the details on the other two units:
Unit #1: 2 bedrooms, 2 baths, 2500 square feet
- Sold in 2006- can’t find an original sales price in the public records

This 3-bedroom tudor at 3019 W. Ardmore in Peterson Woods just came on the market in August.

Built in 1929, the house is on an oversized 45×192 lot with a side drive and a 2-car garage.
Much of the house’s original features are intact, including the leaded glass windows, coved ceilings, arched doorways and the wood burning fire place.
Yes, that means there are also the original kitchen and baths. The house also doesn’t have central air.
But all 3 bedrooms are on the second floor and there is an unfinished basement.
Do you have the vision to restore this unique house to its original splendor?

Terry Silis at Baird & Warner has the listing. See more pictures here.

We last chattered about this 2-bedroom penthouse at 40 E. 9th in the South Loop way back in March 2009.
See our prior chatter here.
Back in 2009, it was listed for 60% under its 2007 purchase price.
Several of you seemed interested in the unit.
But lo and behold, it is still on the market and has been reduced another $115,000.
It has stainless steel appliances and granite countertops in the open layout.
The master bedroom is lofted and has a large terrace with city views.
Why isn’t this selling?
The lis pendens was filed two years ago. The bank has not yet taken back the property. The listing doesn’t say it is in short sale, however.
Harold Dawson at Sudler Sotheby’s still has the listing. See the pictures here.

We were recently chattering about a 3-bedroom Portage Park bungalow which was an estate sale but which had good vintage bones. It was listed at $199,000.
See our prior chatter here.

This 2-bedroom 1880s farmhouse at 1129 Sherman in Evanston came on the market in August.

The listing says it has been restored by the current owner.
The kitchen has white cabinets and appliances with butcher block counter tops.
There is a new bathroom on the second floor with a claw foot tub.

Both bedrooms are upstairs.
There is also a first floor den with built-in bookshelves.

This 3-bedroom townhouse in the Wellington Park development at 2932 N. Wood in West Lakeview was recently reduced.

(This is the back side of the townhouse- sorry! I inadvertantly thought this was the front as there is a sidewalk that runs through the middle of all the townhouses here.)
It is now listed for $127,000 under the 2004 purchase price and $23,500 under the 2001 purchase price.
At 2,300 square feet, it has oak hardwood floors throughout 3 levels.
Built in 2001, there are also 3 outdoor spaces and an attached 2-car garage.
It is an end unit, so there are three exposures but that is also the Metra tracks right next to the townhouse.
Is this a deal for a 3-bedroom townhouse with this square footage and in this location?

(The Metra is on the other side of this wood fence.)
Maria Sabatini at Prudential Rubloff has the listing. See the pictures here.
