Still Looking for that Patio? A 2-Bedroom Loft at 2111 W. Churchill in Bucktown

This 2-bedroom duplex up loft in Churchill Row at 2111 W. Churchill in Bucktown just came on the market.

Churchill Row, a former cabinet factory, was converted into 39 loft condominiums in the early 2000s.

It has attached garage parking.

This loft has authentic loft features including exposed brick walls and 17 foot timber ceilings.

It has had some renovations in the last few years.

The listing says there was a “gut renovation” of the primary bath in 2017.

The kitchen also had updates in 2019. The cabinets are now gray, it has new stainless steel appliances, quartz counter tops and backsplash, and wine fridge. It also has an island with what looks like seating for one and a built-in bookcase.

One bedroom is on the first floor and has a barn door.

There is also an office nook tucked under the stairs with a custom built-in desk and shelving.

The primary suite is on the second floor and is open to the living room below. It has a walk-in-closet and a bath.

The laundry is also on the second floor.

The listing says that there is new hardwood floors on the stairs and the primary bedroom (2014 listing pictures indicates it was carpeted previously.)

The loft has a wall of south facing windows that overlooks the private 21×12 private landscaped terrace.

This unit has the features buyers look for including central air, washer/dryer in the unit and garage parking for $20,000.

This building backs up to the 606 and is near the restaurants and shops of the Damen/Milwaukee/North Avenue intersection.

Originally listed at $529,999 in early July 2021, it has been reduced to $500,000.

    Living/dining/kit area is really tight. Would show better as a 1Br with one of the Br converted to an entertainment room. Think this sells for <$500k w/ parking

  3. I like this place more than most of what’s been posted lately. It would work for a single person who never has guests. I am almost tempted to see this place because I like the outdoor space, but I really want to have guests. My current place is lacking in privacy and this place would have the same problem.

    I’m not sure about the pricing. I’m not that familiar with prices in this area.

    The primary bedroom could be enclosed with a steel window. Would still get the light but at least could provide some privacy.

    I love the patio. I even love that it looks into the 606 wall as it’s so green and relaxing.

    Well, the usual reason would be that they priced it too high JohnnyU.

    I don’t know the comps in the building but the original asking price was 39% above what they bought it for in 2014. I’d say they will do okay with this sale, even with the renovation costs.

  6. This is how you do it, by the way.

    Holding onto the original 2002 finishes isn’t going to cut it in this market, for ANY property.

    The new luxury apartments all have luxury finishes. They have hardwoods. Newer, trendy cabinets. Quartz counter tops, some with waterfall edge on the island. Trendy bathrooms.

    Condos are competing with these apartments now. If you want to sell for a premium, you have to give buyers what the apartment can give them.

    think the outdoor space is pretty comparable quality, so reasonable to think similar ppsf–so $375-$385 (the 1/1s have been more like $325). I’m doubtful this place is more than ~1200 sf, so think that ~$475k–including parking–is more ‘market’. Unless I’m miscounting feet.

    That unit still has the old finishes in the bathrooms. Kitchen not as updated. Nice unit though.

    IMO, somewhere b/t cost of the materials for the updates, and full cost of hiring GC to install them +~25%. Depends how thorough the updates are.

    Comparing 311 and 110:

    Kitchen: cabinets are the same but obviously painted; doors *may* be new. New counters. Perhaps +$2500 on the appliances.

    Bathrooms: *one* of the bathrooms was upgraded; the other has a new light and faucet, and the cabinet painted and new hardware.

    So, to me, it would be largely a question of how high quality the cabinet painting was. Without the updates, and with the open bedroom, no windows in the other, etc, I would discount 110 psf in comparison to 311–the updates offset the other compromises, imo.

  12. I like it. I’d probably get a smaller fireplace or stove and move to corner. The current fireplace looks too big for space imho. Otherwise, unique space for a DINK couple or single person.

  13. Just a reminder: we’re here to discuss the real estate, not the furniture, art work, pillows, or clothing in the closets.

    We don’t know the seller’s situations so let’s not guess.

    Commenting on things like paint color or wallpaper is fair game as we know that that can influence a home sale (painting is expensive and people have emotional reactions to certain colors).

    But the furniture or lamps won’t be there when you move in.

    Sabrina, you’ve been saying that since the beginning, but the fact is, all that stuff, which we are shown in the listing, is part of the RE offering. It’s how sellers have decided to market their property. Some sellers make a point of painting before the listing pics, some don’t bother to put full rolls of toilet paper in the bathrooms. Not saying that we should be commenting on kids’ names festooned on the walls or casting aspersions as to the sellers’ presumed socioeconomic situation, but if they have a TV over the fireplace or couldn’t be bothered to relocate some of their clothes for the closet pic, that should be fair game. I wish that there were a Crib Chatter equivalent where I live now, mainly so that I could ridicule the laziness of listing brokers (then again, insofar as there being such a thing as a “hot” market, brokers here know that they don’t even need to try).

    No. Commenting about a piece of art work on the wall or what kind of parents someone is because of the type of furniture is NOT talking about the real estate. It’s not relevant.

    We have been talking about the tv over the fireplace. That’s fine because it’s likely the next buyer is going to have to put it there too.

    But “he has too many black shirts” or “why’d they name their kid XYZ?” is just off limits.

    It’s rude, frankly.

    And none of that stuff will be there when you move in.

    Like I said, talking about the paint colors because the bright purple paint is impacting the sale, is one thing. But commenting about someone’s wedding picture on the wall or the seller’s profession simply because you bother to google it, isn’t cool. It has nothing to do with the property.

    The comment that drew Sabrina’s response was w/r/t the 2d bedroom and its appropriateness as a child’s room (fair, right? That HAS TO be fair game–and that bedroom sucks as a full-time bedroom–guest room/office? Great! 365-day bedroom, in a $500k place? Sucks!), but then took some digs at the existing family, which wasn’t really cool.

    Correct anon(tfo). Use of the rooms is fair game but questioning the parenting is taking it a bit too far.
