  3. This is a pretty authentic modern residential loft. If you want a particularly raw loft, then the Apartment Therapy loft is what you’re looking for, but most “lofts” in most cities are nice residential units with large open spaces and original structural elements exposed, but you don’t have to have plywood ceilings to have a loft.

    here we go again……the competition at Big Ten universities today is fierce, that’s been established. Secondly, a timber (floors & structural beam) loft predates one with steel structural supports & beams and concrete floors, so it’s actually more authentic.

  11. I actually like this and think it’s a pretty good deal. And it’s definitely a loft. It may not have that completely industrial feel like the place the chick in Flashdance lived, but it’s an old industrial building. There are enough faux lofts littering the listings that it seems a bit unfair to pick on this one.

I’ll see you in the summer on second fridays: I’ll be the guy drinking free Stella & eat bruschetta acting like I might actually purchase something but really in my head I’m laughing at at least 90% of the crap there they call art (and certainly not in the market for the other 10%).

This seems like one of those places which could be cool to live in for a year or two, but does not lend itself to a place someone could have kids / grow in.

This will sell for less than $200 psf which is fine, no comment about that, but it will reflect that someone got 1,550 sf for $XXXk which is more than, say, 1,150 sf in River West or River North for the same price.

  24. I like this place but wouldn’t buy it. Timber lofts are loud. You hear everything from above and below. Combine that with the fact that people who buy timber lofts are usually young and in the party throwing stage of their lives, well . . . you end up with a place that’s great for partying but not so great for sleeping.

  46. Credit to hd for being the only one to actually make a prediction on this place. This place would be good for me at about three times the size, but it’s a nice example of a decent relatively raw space nicely finished. I don’t know these buildings or the area that well. It’s not outlandish at $325k, but I think that 2401 W. Ohio hurts it. I would say that around $290k gets this done, but it may very well be a short sale at that point.

  48. There is a method to my madness: Think “what would this have sold for in 1999”. This one was easy given a 1996 and 2004 price, easy to estimate closer to the 1996 price than the 2004 price.

    As to the “prime demographic market” for this “soft loft” how aout this:

    Kids who saw various productions of “Rent” about 25 times during their high-school/college years and own a DVD of the movie, and vowed that once they could get their own place it would be something along the lines of what the characters in the play had.

    I suspect this is the mentality of some of my own buyer-clients…

Historically Eastern European, African American Population to the south and west–Latin Population to the North and West–A Mexican American Population to the East and South–and well Hipsters and bars, records stores, salons, vintage stores, music venues, resturants, clothing stores, mixing with all this and expanding it boundries..but to price it at +200 Sq/FT is just people trying to sell a select group of people some dream that doesn’t exist. This is not a perfect neighborhood or “The” Neighborhood it is a unique one and an interesting one…but only for a select few, especially on the edges like this property is. 250-275K is an attractive price for the location and square footage. 375 is just plain loco.

ANyone who paid “hot Neighborhood” prices is a bag holder. For while the area has a bunch of great features–people who live here spend more money on Schlitz and well shots than on rent–not sure they have ever thought of mortgages unless mom and dad just want them out and I don’t think many moms and dads are think of the kids condo as an investment vehicle anymore.

  68. As an owner of a river west/west loop timber loft with an original kitchen, I think this is way overpriced. I think that my ~1300 sq. ft. 2/2 w/ parking may sell for around 300. Given this place’s location, I can’t see this going for more than 300. 275-285 sells it, I think.

  70. 2138 W Ohio Unit 3 (MLS 07651190) is a 2 bedroom 1 bath top floor “watered down” loft with parking included with an ask price of 229k. It last sold for 262k in September, 2006.

    Or you could always get a cheap SFH nearby. 529 N Claremont (MLS 07699061) is a 3 bedroom 1.5 bath house with an ask price of 125k.

    Yeah- there is a lot of good housing stock but the real estate bust is bringing it down quickly. There are some lovely buildings in east humboldt park and that area started to gentrify during the boom but I fear for it now.

Cheap housing combined with declining populations are the key ingredients for the precursors of gentrification. It was the fantasy of gentrification that caused this type of wealth loss to exist in the first place. Having good, safe, functioning, interesting, neighborhoods that are made up of quality, historical, and affordable housing is something different from gentrification. To me that is what the odd jumbled nature of west town (and the immediate beyond) represent.

  81. Sold in May for $301K. Even the old HD was positive on this place though he missed the mark by $50K. Several said 275-290K but no one said $300K+

    HD here is another bright spot for the bottom is passing theory.
