We’ve chattered about this 3-bedroom condo unit at 2015 W. Fullerton in Bucktown numerous times in the last 18 months.

While it’s been a “pre-foreclosure” for awhile now, it has since been reduced further.

The listing now also says that the “bank appraised at $900K in 2007.”

It has a 1500 square foot roof top terrace with a hot tub and glass gazebo.

  1. According to the MLS, Unit #3 (3/2-1600sqft) actually sold at the end of April for $260K. Here’s where it gets confusing and I hope some of the CCRD experts can fill us in.

    I looked at the undivided pin and there’s nothing recorded regarding the April transaction. I searched the address on the Assessor’s site to see if there were any new, divided pins. Only the same undivided pin came up with a note ”This property is currently being reviewed by the Assessor’s Office for possible improvements.”

    -what does that usually mean. Also is there any easy way of looking up/determining the undivided pin to divided pins (and vise versa)??

  4. This building is in a horrible location. Even so, it might have actually had a chance if they just spent some money and redecorated/staged the place to be more neutral for 99% of buyers. I know we aren’t suppose to beat up on people’s design choices, but I think this is one of those cases where it is the elephant in the room. Buyers often times can’t see beyond the current owner’s decorating and I think this property is a prime example of that.

    when it gets flattened or burned. As Tom (ufo) points out this looks like a legal nightmare just to buy this place. (the nightmares wont stop after closing either). I am surprised some of you lawyers havent torn into this place or that the trib or times havent dug up some dirt on its shady doings.

    Well the whole thing may be on the up and up but all of it to me seems suspect and a “run far away” feeling comes over me when thinking about it. but apparently someone was able to buy the “penthouse” unit last month.

    Either 48 hours after the dumpster is filled and removed or when the middle ages look and victorian finishes come back into style. Don’t know which comes first……

    I realized that this is the same house that I see from the Kennedy with what appears to be a GREAT rooftop area. If the glass gazebo and hot tub stay maybe I could buy a dumpster and make those changes.

    I tried the “birds eye view” and ended up looking at a sand dune in Saudia Arabia. Is anyone else having trouble with the Bing maps?

  7. FYI I just tried the “birds eye” view again and this time I could see the acutal home. This was good as the price just soared for it’s proximity to the Vienna Beef Factory Store. A true lunchtime gem in my opinion!

  9. A friend of mine used to run a metal manufacturing business just behind here at the end of Seeley. They sold out to a developer who was supposed to build a tower, IIRC.

  11. anyone know the status of the proposed bypass-viaduct at that corner (full/damen/elstn)?

    iirc, supposedly that project’s been ‘shovel-ready’ for the past three, four years.

  12. assuming the Title issues can get worked out, I think this is a pretty fair price. Yes, the location is marginal for traffic, noise, etc., but I bet you could rent this place out easily for over $3500/month to some recent college grad frat boys who’d see it as a great party pad and lots of room for 3 or more to share. Midtown club is across the street, and right by expressway entrance for suburban communtes, and prime Bucktown is just a couple blocks south (though you have to walk under the Freeway). At some point in the future, update the decor. But for this square footage plus roof deck–definitely reasonable. Also, hard to tell from pix, but the kitchen cabinetry, counters & appliances look nice, floors look good, so we’re talking perhaps 10K of redecorating cost?! More, depending upon the bathrooms

    that was one of ousted-Aldercreature Matlak’s “brainstorms” – what a maroon. give me two beat cops with a license to crack the headlights of any car blocking one of those streets and I’ll fix that intersection in a day.

    “Fine plus two points” plus cameras flashing at everyone blocking the intersection = no more problems with blocking the box.

    The bigger problem is the completely insane manner of light timing at this intersection and the non-relationship with the timing of the next intersection in each direction. Too bad that a traffic circle would be a carnival of accidents, b/c that’s probably the best solution for flow, assuming the mythical rational driver.

    I was driving thru Wisconsin recently and there are now a bunch of traffic circles along US 12 just south of 90/94. Their mere existence freaked me out almost as much as how poorly everyone was driving thru them.

    Last I had heard, it was to be a *tunnel* under the intersection on Fullerton.

    I used to drive through one at Golf/Wolf Rd in some random suburb close to Des Plaines for work twice a week and god damn that was a nightmare. Talk about taking your life into your own hands. Nobody (myself included) has any idea how to navigate roundabouts around here.

  24. 3400 sq ft on one level? Not at all bad for the space at this price point. Outdoor areas carry a premium and it seems this one is thrown in for no $$$$.
    I would expect with a preforeclosure, it would have been cleared/cleaned up to highlight the assets it has. It needs some attention by sellers to get it to move.
    And come on agents/brokers, get with the program and draw up some floorplans!! With this much sq ftage, one needs to see how the space is laid out.
    Pro photos and floorplans do wonders in presenting the unit/getting traffic and finding a suitable monied buyer. With that done, there would be a buyer stepping up…

    The listing sure implies that, but it’s not, unless they’ve bent space around. The building is on a standard lot, so even with 100% coverage, it’s only be 3125. The 3400 almost certainly is two full levels, including outdoor space.

  26. Yet another demand for floorplans and accurate information on these listings.
    One would think, esp in these rough RE times, that the Realtors would be 110% truthful when writing up the text for their listings…and the owners themselves should be given final approval before the listing is released to the MLS.
    In the recent past, I have taken two seperate measuring devices with me on tours only to find differences from 50 to well over 500 sq ft.
    Once I show interest for the unit being toured and have all my questions answered, I will break out my laser device and the realtor will suddenly recall an important call he needs to return and will leave the room.
    It has happened over and over.
    Nothing like blatant lying during that elusive hunt for their 6% commission!!

    Down to $379,900 but with 35k parking. Says “2 Prkng spots 35k adtl ” so not sure if thats 35k each or 35 for both.

  30. was raised at that location before this building was built – after moving out & the old building was demolished to make this one – had these reoccurring dreams about revisiting, antiques were included in that dream LOL (now I know why – I do like the dinning room – not the leopard, yuck)
